Position: Maintenance Supervisor
Position Summary: The Maintenance Supervisor is responsible for leading daily maintenance operations across multiple apartment communities, managing a team of 4–5 technicians, and overseeing both routine work and capital projects. This is a hands-on role requiring strong leadership, coordination, and technical expertise to ensure our properties are well-maintained, efficient, and resident-ready at all times.
Key Responsibilities:
- Supervise, schedule, and support a team of 4-6 maintenance technicians across multiple apartment communities
- Coordinate and oversee contract services and third-party vendors
- Maintain and manage maintenance schedules for unit turns, common area upkeep, and ongoing repairs
- Organize and dispatch vendors for scheduled and emergency work, ensuring timely completion
- Inspect properties regularly for cleanliness, safety, curb appeal, and deferred maintenance
- Help transport materials, tools, and equipment to and from job sites as needed
- Assist technicians on-site when required, especially on larger or time-sensitive project
- Organize and maintain company-owned large tools and specialty equipment, ensuring they are available and delivered to technicians as needed
- Track all work orders and project timelines using AppFolio, ensuring accountability and timely resolution
- Support capital project planning and execution—including scope development, bid collection, and on-site supervision
Qualifications:
- 5 years of residential maintenance experience; prior multi-site supervision preferred
- Strong technical knowledge of HVAC, electrical, plumbing, appliance repair, and general construction
- Proven leadership and team management experience
- Excellent communication and organizational skills
- Proficient in work order systems (AppFolio preferred) and mobile task management tools
- Ability to travel daily between job sites; reliable transportation and valid driver’s license required
