We are seeking a dynamic and proven Real Estate Controller to oversee all accounting matters of a new net lease portfolio. As the Controller, you will be responsible for the accounting and financial reporting of the net lease business segment. As a member of the senior leadership team, the Controller will be involved in strategic planning, evaluation, and professional development initiatives. This is a unique opportunity to shape and build a successful net lease real estate enterprise from the ground up.
Responsibilities:
Reporting to the Real Estate Director of Finance and Accounting, the role of the Controller will be responsible for overseeing the organization’s financial, management, regulatory and accounting functions and to be an active participant as a member of the management team. This position will be based in Sunny Isles Beach, FL. Key responsibilities of this role include the following:
- Financial Reporting & Analysis: Oversee preparation of monthly, quarterly, and annual financial statements. Confirm all property level financials prepared by property accountants are complete and accurate each month. Provide detailed financial analysis, including variance analysis and financial forecasting. Monitor and maintain strong internal controls to safeguard company assets and ensure the integrity of financial data. Performing research on new transaction structures and accounting/SEC rules to determine their impact on financial statements
- Strategy Development and Portfolio Optimization: Develop and implement a comprehensive strategy to incorporate new properties into the net lease platform including assistance with effectively implementing property management software.
- Financial Management: Direct accounts payable (AP) and accounts receivable (AR) processes to ensure timely billing and sufficient cash flow for the segment. Develop a reliable cash flow projection process and reporting mechanism to meet operating and reporting requirements. Develop and manage the company's financial plans, budgets, and forecasts. Monitor financial performance, analyze key metrics, and implement strategies to optimize profitability. Manage balance sheet. Optimize capital expenditures.
- Operations Management: Oversight of landlord function including lease administration and collecting rent, CAM and taxes.
- Team Leadership: Along with the Director of Finance and Accounting build a high-performing team of professionals. Provide mentorship, guidance, and support to foster a culture of collaboration, innovation, and excellence. Take an active role in the hiring process as well as the back office which may be offshored / outsourced.
- PropCo Transfer & Setup: Execute on the plan and help manage the transfer of ~200 owned locations from related parties to the company.
- Risk Management: Identify and mitigate potential risks and challenges associated with the net lease portfolio. Implement effective risk management strategies, maintain appropriate insurance coverage, and ensure compliance with legal and regulatory frameworks.
Qualifications
- Proven experience as a CFO, Controller, or senior executive in the real estate industry.
- In-depth knowledge of real estate market trends, property development, and investment strategies.
- Minimum of 7-10 years of progressive experience in accounting or finance, with at least 2 years in a controller or accounting manager role.
- Highly organized and able to prioritize and manage time efficiently with the ability to handle stress in a fast-paced, deadline driven environment.
- Strong knowledge of GAAP and a proven ability to manage a complex organization’s accounting, finance, and administrative functions with a commitment to develop and implement sound finance and accounting principles and recommend improvements to policies, procedures, and processes, when needed.
- Strong background in commercial real estate and lease administration.
- Strategic thinker with the ability to identify opportunities, solve complex problems, and make informed decisions.
- Sufficient financial acumen and proficiency in budgeting, forecasting, and financial analysis.
- Experience with Yardi, MRI, or similar software and advanced Microsoft Excel skills.
- Education:
- Bachelor's Degree required, in accounting, finance, real estate, or a related field. CPA preferred but not required.
Salary : $160,000 - $185,000
