Job Summary
We are seeking an experienced and detail-oriented Property Manager to oversee a multifamily affordable housing community in Orange, NJ. The ideal candidate will have extensive experience with LIHTC, project-based Section 8, and compliance reporting. This role requires strong leadership skills and the ability to manage daily operations, leasing activities, tenant relations, and property maintenance.
Key Responsibilities
Property Operations & Compliance
- Oversee day-to-day management of a multifamily affordable housing property, ensuring compliance with LIHTC, Section 8, and other affordable housing regulations.
- Ensure timely completion of annual tenant recertifications, income verifications, and household composition updates.
- Conduct regular property inspections, addressing maintenance concerns and ensuring compliance with HUD and REAC standards.
- Prepare and maintain compliance reports, collaborating with local housing authorities and city agencies.
Leasing & Tenant Relations
- Manage property leasing, including marketing available units, screening applicants, and maintaining high occupancy rates.
- Foster strong resident relationships, ensuring prompt responses to tenant concerns and delivering excellent customer service.
- Organize and participate in resident engagement initiatives to foster a sense of community.
Maintenance & Safety
- Supervise maintenance staff and vendors, ensuring that all repairs and work orders are completed efficiently.
- Collaborate with upper management to prepare for HUD REAC inspections, identifying areas for improvement.
- Maintain the safety, cleanliness, and overall appearance of the property, ensuring compliance with safety regulations.
Qualifications & Requirements
Education & Certifications
- LIHTC Certification required, with a minimum of 6 hours of continuing education annually.
- High school diploma required; associate's or bachelor's degree in business, real estate, or a related field preferred.
- Additional affordable housing industry certifications (such as ARM, CPM) are encouraged.
Experience & Skills
- Minimum 3-5 years of experience in affordable housing property management (LIHTC, Section 8, or public housing).
- Strong knowledge of HUD, LIHTC regulations, and REAC inspection preparation.
- Proven experience supervising maintenance staff and vendors, ensuring work is completed efficiently.
- Proficiency in property management software and Microsoft Office Suite (Excel, Word, Outlook).
- Excellent organizational, communication, and conflict-resolution skills.
- Valid driver’s license required for site visits and property inspections.
Work Environment & Schedule
- Primarily an office-based role, but requires on-site inspections, resident interactions, and property walkthroughs.
- Occasional evening and weekend work may be required, including on-call responsibilities for emergencies.
- Must be comfortable working in a multi-story building, including climbing stairs and walking the property.

Pay: $50,000.00 - $51,000.00 per year
