The Axel Group is looking to add a Preconstruction Manager to our client’s team out of Monmouth County, New Jersey. Our client is a renowned luxury residential homebuilder and is one of the largest homebuilders along the Jersey Shore.
The ideal candidate will have a strong background in residential (or any other stick build, wood frame) construction, with the ability to accurately estimate project costs, manage budgets, and provide clients with detailed and precise project proposals. This position requires a thorough understanding of construction materials, design trends, and the ability to interpret blueprints and project specifications.
The Preconstruction Manager will be an integral part of the team reporting directly to the firm’s owners.
- Project Estimating: Develop accurate, detailed cost estimates for luxury residential construction projects, including materials, labor, and overhead
- Cost Analysis: Analyze plans, specifications, and other documentation to prepare detailed estimates, ensuring accuracy and cost-effectiveness
- Bid Preparation: Prepare and submit competitive bids and proposals to clients, working closely with project managers and designers to ensure all elements of the project are accounted for
- Supplier and Subcontractor Coordination: Source, negotiate, and coordinate with subcontractors, suppliers, and vendors to obtain competitive pricing and manage supply chain schedules
- Scope of Work Development: Work closely with architects, interior designers, and engineers to define the project scope and ensure all client requirements are met
- Budget Management: Monitor and track project budgets, ensuring that costs stay within allocated limits and identifying any potential cost overruns early
- Client Communication: Maintain effective communication with clients, contractors, and team members throughout the estimation and project phases, ensuring a smooth process from start to finish
- Value Engineering: Provide alternative solutions to reduce project costs without compromising quality or design integrity
- Project Timeline Management: Assess project schedules and ensure accurate timelines are in place to meet client expectations and deadlines
Requirements:
- Minimum 8 years of experience in construction estimating, with a focus on residential projects preferred
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field preferred but not required
- Proficiency in estimating software such as Procore, Buildertrend, or similar platforms
- Strong working knowledge of Microsoft Excel and other project management tools
- Strong ability to identify project details, risks, and potential cost-saving opportunities
- Excellent verbal and written communication skills, with the ability to present complex estimates clearly and confidently to clients and internal teams
- Ability to think critically and creatively to find solutions to unique project challenges
