Description : Position Summary :

The Area Vice President will oversee the operational success of a portfolio of properties within their assigned region, focusing on customer experience, resident satisfaction, and occupancy growth. Working closely with Regional Managers, this leader will set and execute strategies to optimize leasing, streamline operations, and consistently deliver exceptional living environments. The Area Vice President will provide leadership in customer experience, sales expertise, market analysis, and strategic marketing efforts. This role requires a strong customer-first mindset, robust communication skills, and a proactive approach to anticipating the needs of both our residents and business partners while Creating Exceptional Living Environments.

Essential Duties and Responsibilities :

  • Oversee all aspects of property operations within the region, ensuring occupancy rates and resident satisfaction meet or exceed targets. Develop and implement effective leasing strategies to optimize property performance. Provide comprehensive leasing training and ongoing development programs for leasing team to mentor and coach leasing specialists to improve their sales techniques and customer service skills.
  • Help maximize income and minimize expenses by implementing strategic solutions to improve operational efficiency and profitability.
  • Accountable for the overall portfolio performance by analyzing marketing, pricing, and financial strategies, as well as evaluating maintenance and project-related expenditures.
  • Conducts Monthly property visits to assess operations, engage with teams, and ensure best practices are in place.
  • Lead quarterly Regional Manager (RM) meetings to align strategies, share best practices, and address challenges.
  • Host market Community Manager meetings to ensure onsite teams are aligned with company goals
  • Provide bi-annual training sessions with Regional Managers to enhance leasing skills, customer service, and sales techniques.
  • Participate in weekly client operations calls to review performance, discuss concerns, and strategize improvements.
  • Mentor and develop their team, build bench strength, and create clear and measurable goals that drive property and employee success.
  • Lead bi-monthly pricing calls to evaluate rent strategies and market trends.
  • Conduct monthly marketing review to assess campaign effectiveness and make necessary adjustments.
  • Attend financial calls to analyze financial reports and strategize for continued growth.
  • Conduct Performance reviews to assess team effectiveness and implement necessary improvements.
  • Oversee monthly capital calls to review property improvements, expenditures, and budget allocation.
  • Maintain and strengthen client relationships by regularly meeting with owners, providing updates on property performance, and responding promptly to any inquiries.

Organizational Responsibilities :

  • Assist the Vice President of Operations, handling client communications regarding property performance. Provide updates, address concerns, and ensure seamless collaboration between ownership and onsite teams.
  • Formulate and execute operational strategies to effectively achieve organizational objectives.
  • Ensure properties comply with regulatory standards and company policies. Monitor safety practices and report any issues related to equipment, resident, or visitor incidents.
  • Identifies areas for improvement and offers suggestions to improve the organization's efficiency, profitability, and productivity.
  • Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information and applying knowledge and practices to area(s) of responsibility.
  • Stay updated on industry trends, technology advancements, and best practices.
  • Work Hours (may vary by state or location) :

    The Area Vice President must be able to perform the essential job functions unaccompanied.

    Education / Experience :

    Employment history that demonstrates a proven track record of successful lease-ups and high occupancy rates with strong leadership and team development skills. The Area Vice President must have excellent communication, interpersonal, and customer service skills. This individual will be highly motivated, energetic and enthusiastic. Incumbent must possess a high school diploma or GED equivalent and a minimum of 7-10 years of experience in the multifamily industry, with at least 3-5 years in a regional role.

    Language Ability :

    Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell, and explain apartment features, and answer questions about the property’s operation.

    Math Ability :

    Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting information.

    Reasoning Ability :

    Demonstrated understanding of property operations and of lease terms and lease enforcement, including collections. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

    Computer Skills :

    Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents. Strong proficiency in using property management software (preferably Yardi and / or One Site).

    Certificates and Licenses :

    Current valid driver’s license is required.

    Supervisory Responsibilities :

    The Area Vice President will directly supervise Regional Managers and other property management leaders.

Incumbents must be able to physically access all exterior and interior parts of the property and amenities. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily.

    Area Vice President must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

    Routine, local travel may be required to make bank deposits, attend training classes, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.
