SCOPE OF POSITION
The Maintenance Engineer is responsible for the upkeep, repairs and general maintenance tasks of the property, including but not limited to some basic HVAC, electrical and plumbing tasks. This position will respond to service calls for The Beatrice Hotel and 100 Westminster St. The position is for evening and weekend shifts.

This position will respond to service calls for The Beatrice Hotel and 100 Westminster St. The position is for evening and weekend shifts.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Approach all encounters with tenants, guests and team members in a friendly, service-oriented manner.
- Maintain regular attendance in compliance with company standards, as required by scheduling, which may vary according to the needs of the hotel.
- Maintain high standards of personal appearance and grooming, which includes a clean, pressed uniform and correct nametag when working.
- Comply at all times with company standards and regulations to encourage safe and efficient building operations.
- Responsibilities include, but are not limited to, performing general repairs and services in all maintenance related disciplines, including carpentry, mechanics, plumbing, minor electrical & HVAC.
- Perform basic technical analysis and repairs of building equipment and systems.
- Exterior maintenance including litter patrol, snow removal, and general upkeep of sidewalks and entryways.
- Respond quickly to tenant and guest requests in a friendly manner. Follows up to ensure their satisfaction.
- Evaluate scope of service requests and report tasks that require vendor support to MOD.
- Ensure that maintenance requests are handled in a prompt and courteous manner. Follow up with tenants and guests if necessary, to ensure satisfaction.
- Follow up on all alarms immediately to determine the exact location and cause. Determine emergency status and report findings to the Front Desk and/or MOD. Take immediate action as necessary and document the results.
- Assist in checking electrical systems such as air conditioning controls, television sets, lighting systems and make minor repairs and/or replacement.
- Properly store, handle and maintain all equipment, tools, etc.
- Conduct daily walk through of all public areas to ensure proper lighting and temperature controls.
- Attend all training/meetings as required by management.
- Finish work orders in the time allotted and inform supervisor of any missed deadlines.
- Check availability of guestrooms for completion of work orders and communicate effectively with Guest Services.
- Perform closedown routine as directed after each shift.
- Perform preventative maintenance tasks for hotel and high rise.
- Perform other duties as requested by management.
Education & Experience:
- High School Diploma or vocational training in electrical or mechanical engineering or plumbing is preferred, and/or equivalent work experience.
- 3 years previous engineer/maintenance experience required.
- Strong computer skills required.
- Valid driver’s license from appropriate state and MVR in good standing.
- Long hours sometimes required, including nights and weekends.
- Heavy Work - Exerting up to 100 pounds of force occasionally, and /or 50 pounds of force frequently or constantly to lift, carry, push, pull or otherwise move objects.
- Ability to stand for long hours at a time and to work in confined spaces as necessary.
- Must possess strong technical skills and understand how building systems function.
- Completion of Boiler Operator’s Certification within 12 months of hire.
- Must be able to organize and prioritize tasks effectively.
- Must be able to convey information and ideas clearly, both oral and written.
- Must be able to evaluate and select among alternative courses of action quickly and accurately.
- Must be able to work well in stressful, high-pressure situations including the ability to handle guest complaints and disputes and resolve them to satisfactory results.
- Must maintain composure and objectivity under pressure.
- Must be effective in handling problems in the workplace, including anticipating, preventing, identifying and solving problems, as necessary.
