Apartment Maintenance Technician  Fix, Maintain, Thrive—Your Skills Can Shine Here! Shift: M-F, 8-5pm Location: Hampton, VA  Rate of Pay: $26-$30/hr Are you a skilled Maintenance Technician with a passion for keeping things running smoothly? We're looking for a dedicated team member to join our crew and help ensure our facilities operate efficiently and safely. As a Maintenance Technician, you’ll be responsible for performing routine maintenance, troubleshooting, and repairs across various building systems. Your expertise will support our daily operations and make a significant impact on the overall functionality of our spaces. Key Responsibilities: Maintenance & Repairs: Assist in the evaluation, repair, and performance of minor plumbing, electrical, and HVAC systems. This includes working on toilets, sinks, faucets, lighting, electrical switches, breakers, and HVAC filters/belts. General Building Repairs: Perform a variety of maintenance tasks, including carpentry, prepping and painting, and other essential repairs to keep the building in top shape. Work Orders: Receive and complete work orders, keeping accurate records of materials used and labor time spent. Safety & Attention to Detail: Always work in a safe manner, following all protocols and paying close attention to detail to prevent overlooked hazards or future issues. Preventive Maintenance (PM): Support the PM program with your insights, resources, and hands-on work to enhance the reliability of critical equipment. Customer Interaction: Work with co-workers, management, and clients in a courteous, respectful, and professional manner. Great communication skills are essential. Flexibility: While your workdays will generally follow a routine schedule, flexibility is key. Be prepared to work evenings, weekends, and overtime when necessary. Ideal Candidate: Previous Experience working in an Apartment Complex Ability to perform basic electrical, plumbing, and HVAC repairs Familiarity with hand tools and maintenance equipment Experience in general carpentry and minor building repairs Strong interpersonal and communication skills Attention to detail and safety awareness Reliable, self-motivated, and able to work independently or as part of a teamWillingness to work overtime or adjust schedules as needed. POSITION SPECIFICATIONS  EDUCATION: Requires high school or equivalent.  CERTIFICATES, LICENSES, REGISTRATIONS: One-year certificate from college or technical school, or one year related experience and / or training; or equivalent combination of education and experience. EXPERIENCE: Requires a minimum of one year experience working in a maintenance role. SKILLS: Must have working knowledge of HVAC, plumbing, carpentry, lighting and electrical repair skills. PHYSICAL DEMANDS: While performing the duties of this job, the employee is required to stand, walk, use hands to finger, handle or feel, and reach with arms and hands.  The employee is required to stoop, kneel, crouch, or crawl.  The employee must lift / move up to 50 pounds.  Specific vision abilities required include close vision, and ability to adjust focus.   WORK ENVIRONMENT: The work environment characteristics described here represent those an employee encounters while performing the essential functions of this job.  The employee may be exposed to infectious waste, diseases, conditions, etc. including AIDS and Hepatitis B viruses.  The noise level is usually moderate. #EVA123
