PHYSICAL REQUIREMENTS AND WORKING CONDITIONS
- Be able to sit, stand, bend intermittently during the day and lift, push, pull, and move a minimum of fifty (50) pounds.
- Be able and willing to work within non-permit confined spaces.
- Able and willing to work from various ladder heights and at heights up to 40 feet above ground.
- Must be able to endure weather extremes

CONTINUING EDUCATION REQUIREMENTS
Must comply with all federal, state regulatory requirements to maintain a valid state drivers’ license as well as certification of any license held in order to perform job duties.
GENERAL DESCRIPTION AND PURPOSE OF THIS POSITION
The purpose of this position is to implement facility maintenance policies and procedures in an efficient, cost-effective manner to safely meet residents' and facility’s needs in compliance with Federal, State, and local requirements.
DUTIES AND RESPONSIBILITIES FOR ALL TECHNICIANS
- All maintenance technicians are responsible for On Call maintenance after hours emergency maintenance
- Be aware of and always operate within OSHA standards and company safety policies
- Responsible for thorough knowledge of management company policies and property community policies
- Responsible for courteous, efficient responses always including ON CALL.
- Responsible for reporting unusual or extraordinary circumstances regarding the property of residents
- Responsible for the preparation of units awaiting new occupant’s arrivals
- Assist in our remodeling/upgrades, minor plumbing tasks as well as electric, carpentry, and snow removal, the daily repair and upkeep of the property
- Responsible for inspections of all maintenance related items pertaining to a nursing care facility
- Maintain the required property uniforms and insure a professional appearance and attitude.

Qualifications
QUALIFICATIONS FOR ALL MAINTENANCE TECHNICIANS
- High School Diploma or equivalent. Need to be able to speak and read English.
- Able and willing to operate equipment necessary to perform required tasks.
- Basic knowledge of OSHA standards.
Must be able to work harmoniously with staff, have patience, tact, cheerful disposition, and enthusiasm, as well as be willing to handle residents based on whatever level at which they are currently functioning.
