Position Purpose: The Asset Management Analyst will provide analytical support to the asset management and accounting teams on overall management of assets including cash flow analyses and valuations, reporting, lease evaluations, capital improvement execution, preparation of materials/reports for the EVP, Investment Committee, and Board of Directors to approve. The role may at times support the broader asset management team on a wide range of acquisition, asset and portfolio management, valuation, research and special projects. The successful candidate will have 1-3 years of real estate experience, with modeling and valuation experience preferred. The successful candidate will be strong proficient in excel, with a knowledge of ARGUS.


Essential Duties and Responsibilities:


Asset Management

·        Assist with all aspects of the asset management portfolio and tracking asset performance.

·        Analyze and assemble lease approval packages which include lease term analysis, financial analysis, net effective

rent calculations, conflicting tenant rights analysis and leasing commission calculations.

·        Conduct initial asset management review of monthly property reports and financials provided by property management.

·        Performing short and long-term analysis of property level returns.

·        Maintain a cash flow valuation model and Argus model for each asset in the portfolio. Compile and analyze YTD Actual/Projected Income Statements.

·        Assist asset management team in preparation of reporting to JV partners and Board of Directors.

·        Maintain portfolio tracking metrics for occupancy, leased percentage, and absorption.

·        Involvement in the preparation of yearly property budgets and asset plans.

·        Verify property data to be used in all marketing including Co-Star.

·        Keep a tenant watch list and analyze at risk tenants.

·        Analyze in-place rental terms and compare to current leasing trends. Track market leasing comps and competitive set analysis provided by third party brokerage teams.

·        Conduct periodic research regarding capital markets trends, as well as micro- and macro-economic, demographic, and real estate trends for specific markets, in which the Company has active investments.

·        Reasonable duties as assigned.

·        Attend industry events as applicable.


Qualifications:

  1. Bachelor’s degree required (real estate, economics, accounting or business majors preferred).
  2. 1-2 years of real estate analytical experience required.
  3. Major proficiency in Excel with ability to build models, improve existing models, strong use of functions (sum if; if/and; lookups, etc.)
  4. Experience with ARGUS modeling software.
  5. Clear understanding of fundamental real estate economics, finance principles, and financial statements.
  6. Strong project management and coordination skills as well as the ability to multi-task.
  7. Strong quantitative and analytical skills. Attention to detail and extremely organized.
  8. Excellent communication skills – written, oral and interpersonal.
  9. A strong design to learn, be self-motivated, be a team player, and believe anything is possible.

The Chevy Chase Land Company carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Asset Management Analyst position is $70,000 annually and the maximum salary for the Asset Management Analyst position is $80,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on performance.
