Project Manager QA/QC

The Project Manager QA/QC will manage the review of Architectural, Engineering, and Consultant reports, drawings, and specifications for adherence to CHA, HUD, City and Federal requirements. The Project Manager QA/QC will be responsible for all archives and record keeping on all projects and buildings within the CHA portfolio.

DUTIES AND RESPONSIBILITIES

• Work with the CHA construction team and project stakeholders on the development of project charters.
• Perform design reviews to ensure successful completion of design and adherence to the schedule and budget.
• Review, analyze and interpret HUD guidelines as they relate to the project.
• Coordinate with city and federal agencies as required.
• Review Architects, Engineers and Consultants reports, drawings and specifications.
• Analize defective plumbing systems, structural issues, roofing and water infiltration issues in existing low rise and high rise buildings.
• Review shop drawings.
• Maintain accurate project records using the project management system .
• Review of close-out documents, including as-builts, for adherence to the contract documents and CHA standard operating procedures.
• Supervise and manage multiple projects concurrently.
• Must be available to respond to crisis situations twenty-four hours a day, seven days a week.
• Perform other duties as assigned.
• Inspect contractors work to verify that work in in compliance with contract documents and industry standards.
• Verify consultants’ drawings concur with existing conditions.

Graduation from an accredited college or university with a bachelor’s degree in Architecture, or Engineering or related field with a minimum 4 years of responsibility in a design project manager role. This individual must possess excellent communication (written, verbal and interpersonal) skills. Effective problem-solving skills along with excellent organizational and planning experience. A working knowledge of federal, state and local housing regulations and budgeting/accounting principles is preferred. Must have a valid driver’s license and willing to travel to project sites. Must have demonstrated ability to successfully manage multiple projects. Minimum OSHA 30-Hour certification required or obtained within six (6) months of employment. Experience with affordable housing and government contracts is preferred. Experience with managing multiple design projects for large public agencies, preferably for the city of Chicago, also preferred. Enroll in a swing stage training class within (6) months of employment to operate & ride in a swing stage for high rise buildings to inspect masonry / concrete restoration.

Technical Requirements:

• Proficient use of MS Office.
• Architect or professional engineer license in good standing preferred.
Minimum of 5 years’ experience in HVAC design, structural design, plumbing design, architectural and civil engineering drawings preferred.
