POSITION TITLE: Facilities Manager
SALARY RANGE: $54,000 - $62,000 annually ($26.00 - $30.00 hourly)
FLSA STATUS: Full-Time, Non-Exempt
REPORTS TO: Director of Human Resources & Administration
GENERAL DESCRIPTION:
The Facilities Manager is responsible for the day-to-day operation of facilities that are under the control and auspices of The Child Advocacy Center of Greater Rochester.
This position reports to the Director of Human Resources & Administration, and is a partner to the Operations Manager, ensuring all needs are met for our staff and tenant partners. The schedule is 40 hours per week performed onsite at The Child Advocacy Center of Greater Rochester, with occasional support to our secondary location at The Mark & Maureen Davitt Beacon Place at Skyview on the Ridge.
DUTIES AND RESPONSIBILITIES:
· Develop and maintain a preventative maintenance schedule for facility and systems.
· Perform basic maintenance tasks, when appropriate and as skills permit, to reduce the need for billable vendor services.
· Act as liaison to regular facilities contractors, coordinating scheduled and unscheduled maintenance & repair projects.
· Assist project manager(s) with contractors for large-scale projects, if requested by our Chief of Staff.
· Review, oversee and maintain contracts for routine and emergency services.
· Identify qualified vendors and secure fair price bids in compliance with agency procurement policy.
· Assist the Director of HR & Administration in monitoring the facilities budget for 1 Mt. Hope Ave. and our secondary location at Skyview, once that location is opened.
· Compile and implement scheduled building maintenance and improvements.
· Respond to facilities-related emergencies, as needed, including after-hours requests.
· Make recommendations to agency leaders on capital improvement needs for various equipment related to building operations. Work with agency leadership to ensure compliance with all property, safety and health codes, laws, and regulations.
· Maintain inventory of furniture and ensure that all workspaces and common areas of the building are appropriately furnished.
· Review and monitor utility and energy bills.
· Monitor work order ticketing system and prioritize and manage work orders appropriately.
· Monitor building automation systems.
· Act as back-up liaison and point of contact for staff and tenant-partner requests for support from our full-service IT vendor, in the absence of our Operations Manager.
· Balance repair vs. replacement to help drive vendor costs down.
· Find solutions to engage in proactive maintenance tasks to reduce the need for reactive repairs.
· Other duties as assigned.
QUALIFICATION REQUIREMENTS:

EDUCATION AND EXPERIENCE:
· At least three years’ experience in facilities management, maintenance, or skilled trades or 1-2 years of technical education in Electrical, Carpentry, HVAC, Plumbing, or equivalent apprenticeship time or experience.
· Proficiency in operating basic power tools and equipment.
· Basic technical skills and IT knowledge.
· Mid-level competence in Microsoft Office Suite, including Excel.
· GED or high school diploma.

PHYSICAL REQUIREMENTS:
· Prolonged periods of working on a computer
· Ability to communicate, both verbally and in written form
· Ability to bend, squat, and climb stairs and ladders, as well as lift up to 50 pounds
· Must be able to work a flexible schedule and have reliable transportation to travel to multiple sites when needed
