Job Summary:

Supervises maintenance and environmental staff and coordinates maintenance functions to ensure the efficient operation and upkeep of facility. Ensures that all maintenance and environmental activities comply with safety and health regulations and are completed in a timely and cost-effective manner.

Primary Responsibilities:

  • Team Leadership: Lead, train, and motivate facilities staff to achieve high performance. Schedule work, monitor performance, and complete annual performance reviews.
  • Perform Maintenance Tasks: Develop and perform regular preventive maintenance for all building systems to ensure efficient operation. Troubleshoot and repair malfunctioning equipment or systems.
  • Maintenance Scheduling: Develop and implement maintenance schedules to reduce unexpected breakdowns and extend the life of machinery.
  • Troubleshooting and Problem Solving: Oversee the trouble shooting process when equipment malfunctions or breaks down. Direct and assist the team in diagnosing issues and determining the best corrective actions.
  • Budget and Cost Control: Manage the environmental department by controlling expenses, minimizing waste and seeking cost effective solutions.
  • Compliance: Ensure all maintenance work complies with code standards. Perform and/or ensure repairs and maintenance of heating and air conditioning systems, elevators, security systems, building emergency systems, and outdoor sprinkler systems.
  • Documentation and Reporting: Keep records of all maintenance activities including repairs, inspections and maintenance schedules.
  • Safety and Cleanliness: Manage the cleaning of major common use areas, including dining rooms, hallways, entryways, and garages. Ensure entryways and sidewalks are clear of snow and ice.
  • Emergency Response: Respond to after-hours emergency situations, providing immediate assessment and attention to critical situations such as loss of power, lightning strikes, power surges, fire alarms, and other emergency system breakdowns.
  • Vendor Management: Oversee, manage and evaluate all vendor contracts; inspect the work of contracted and vendor services and jobs.
  • Inventory Management: Establish and maintain equipment and parts inventories. Identify the need for new equipment purchases or replacements.
  • Regulatory Compliance: Coordinate inspections from health, fire, and other regulatory groups to minimize corrective actions.
  • Strategic Planning: Participate in developing a strategic plan for the short and long-term goals of management in renovation and updating of the facility and building site.

Skills and Qualifications:

  • Strong technical knowledge of machinery, equipment, and industrial systems.
  • Computer skills, mechanical skills, basic plumbing and electrical skills, strong problem-solving abilities, good communication skills, and the ability to multitask and prioritize tasks.
  • Leadership and team management skills.
  • Will require working evenings, weekends, and on-call shifts to address urgent maintenance needs.
  • Rotation of Manager on Duty weekends.
  • Proficiency in troubleshooting and problem-solving.
  • Knowledge of safety protocols and regulations.
  • Good communication and organizational skills.
  • Experience with budget management and resource allocation.
  • High school diploma or equivalent; additional technical training or certifications are a plus.
  • Relevant certifications (e.g., HVAC, plumbing) are a plus.
  • At least 1-3 years of experience in a maintenance role. 5 years of Maintenance leadership preferred.
  • Ability to lift up to 50 pounds, stand for extended periods, and perform manual labor tasks.
