What you’ll do:
- Market Research: Conduct comprehensive market research to identify potential acquisition targets and evaluate market trends, demographics, and competitive landscapes.
- Financial Underwriting: Perform detailed financial analysis and underwriting of potential acquisitions, including cash flow modeling, sensitivity analysis, and return on investment calculations.
- Due Diligence: Manage the due diligence process for acquisitions, including financial, legal, and operational assessments to ensure compliance and feasibility.
- Investment Proposals: Prepare investment memoranda and presentations for internal and external stakeholders, clearly articulating investment rationale and risks.
- Collaboration: Work closely with cross-functional teams, including finance, legal, and property management, to facilitate seamless acquisition processes.
- Negotiation: Assist in negotiations with sellers, brokers, and other stakeholders to secure favorable acquisition terms.
- Portfolio Management: Support ongoing portfolio management by tracking performance metrics and recommending strategies for optimization.
- Source Deals: Perform market research to identify acquisition opportunities by analyzing trends, demographics, and competition.
What We’re Looking For:
- Experience: 3-5 years of underwriting/structuring commercial real estate acquisition experience, ideally with a focus on retail properties.
- Entrepreneurial Mindset: A proactive, think-outside-the-box approach with a passion for creatively structuring acquisitions and dispositions to drive success.
- Technical Skills: Advanced financial modeling and underwriting expertise for commercial/retail properties.
- Education: Bachelor’s degree in finance, Real Estate, Business Administration, or a related field (advanced degrees or certifications such as CFA or CCIM are a plus).
- Communication & Analytical Skills: Exceptional analytical ability, problem-solving skills, and clear, professional communication.
