Commercial Property Manager
We are seeking an experienced Property Manager to oversee the operations of a diverse office portfolio of approximately 600,000 square feet in Texas. Key Responsibilities of Property Manager:
- Collaborating with the Director of Property Management to uphold the highest standards of service and quality for the portfolio, staff, and clients.
- Developing and maintaining positive working relationships with tenants, ensuring open communication and responsiveness.
- Reviewing and abstracting leases to determine tenant and landlord responsibilities for both new and existing tenants. Ensuring tenants comply with lease covenants, landlords fulfill their lease obligations and addressing concerns from both parties while resolving issues.
- Ensuring adherence to property management policies, procedures, codes, regulations, and government directives, while safeguarding the security and safety of tenants, vendors, and the public accessing the managed properties.
- Assisting with the administrative, financial, and operational aspects of the portfolio, including monthly review of operating statements, variance reporting, and quarterly portfolio reporting.
- Preparing annual budgets, operating expense escalations, and reconciliations.
- Taking a proactive approach to reducing operating expenses and ensuring fiscal responsibility by establishing and meeting budgetary goals.
- Reviewing and approving accounts payable and miscellaneous tenant billings, overseeing receivables, monitoring aging reports, and ensuring the timely collection of tenants’ obligations such as rent, security deposits, and insurance certificates.
- Assisting the Construction Manager as the contractor/tenant liaison for Tenant Improvement projects and significant capital improvements.
- Supervising, training, scheduling, and evaluating all onsite personnel, emphasizing efficiency and high-quality service.
- Proposing and establishing new processes and practices that enhance organizational efficiency and maximize the profitability of each property.
Qualifications of Property Manager:
- A minimum of three years’ experience in managing commercial real estate.
- Exceptional organizational, verbal, and written communication skills.
- Ability to thrive in a fast-paced environment, manage multiple projects simultaneously, multitask effectively, and maintain strong attention to detail.
- Strong attention to detail and accuracy with a commitment to excellence.
- Excellent leadership and problem-solving abilities.
- Working knowledge of lease administration with the capability to accurately interpret lease terms and conditions.
- Proficiency with Property Management/Accounting Software, Excel, and other Windows applications.
- In-depth knowledge of financial planning, budgeting, and operational performance.
- RPA or CPM certification or actively working toward certification.
- Proven track record of academic success, extracurricular involvement, and leadership.
- Self-motivated with a strong work ethic, follow-through, and accountability for results.
- Willingness to learn and take on new tasks or challenges.
- Ability to work in an entrepreneurial environment, balancing shifting priorities while engaging with personnel at all levels.
Job Type: Full-time
Pay: Starting at 120K plus bonus per year
