- Oversee and manage capital improvements and repair work, collaborating with architects, engineers, and contractors to ensure that projects are completed on time, within budget, and meet quality standards.
- Take charge of sourcing and procuring services and materials needed for property maintenance and projects, ensuring quality, cost-effectiveness, and timely delivery.
- Conduct regular walkthroughs of all building areas, including lobbies, basements, and stairwells, to ensure cleanliness, safety, and maintenance standards are being met.
- Foster strong relationships with tenants, respond to their concerns quickly, and proactively address any issues to maintain high tenant satisfaction.
- Develop and manage the property's annual repair and capital budgets, ensuring financial resources are allocated effectively and aligned with the company’s goals.
- Prepare and present comprehensive monthly reports detailing property performance, including financials and operational metrics.
- Manage the entire lifecycle of service contracts, from vendor selection to oversight, ensuring that all services meet contract terms and quality expectations.
- Conduct thorough inspections of building systems (e.g., HVAC, plumbing, elevators) and physical structures, identifying and addressing any maintenance needs or deficiencies.
- Oversee the planning and execution of specialized projects, including maintenance, repairs, and tenant-related work, ensuring successful completion and minimal disruption.
- Support the building superintendent in overseeing day-to-day operations, ensuring smooth property functioning and adherence to operational protocols.
- Manage and address violations, ensuring all necessary documents are filed with appropriate city agencies, and attend hearings if required. Ensure all regulatory inspections are performed as needed.
- Oversee administrative functions, including reviewing staff timesheets, managing temporary staffing needs, generating building communications, and processing invoices using Yardi.
- Proven experience in physical property management for commercial buildings, ideally within Manhattan.
- Strong understanding of building systems, including HVAC, plumbing, elevators, and electrical.
- Excellent organizational and project management skills.
- Experience with budgeting, financial reporting, and contract management.
- Strong communication and interpersonal skills, with a focus on tenant satisfaction.
- Familiarity with local laws and regulations, including safety and inspection requirements.
- Ability to manage and lead union staff.
