The Role


SUMMARY:
We are seeking an energetic Building Envelope Project Manager, who is passionate about repair and rehabilitation of existing buildings, to work in our Rockville, MD location, servicing DC Metro and DMV Region. This role will have an emphasis on multi-family rehabilitation/renovation projects, primarily related to building envelope repair work, including but not limited to the repair of roofs, facades, deck/balconies and/or structural systems on existing multifamily buildings and properties. You will be primarily responsible for providing project support during the construction phases of the project and may be asked to assist in the early stages in performing evaluations, design, and project bidding based on need and prior experience.

Primary responsibilities include:
Required: Construction observation, documentation, and administration of construction activity to ensure compliance with project plans, specifications, and industry standards.
Preferred: Conducting on-site evaluations; technical, client-facing report writing, development of repair/rehabilitation design and specifications (independently, or with supervisor guidance based on experience level)

DUTIES & RESPONSIBILITES:

General

  • Coordinate and manage kick-off, milestone, and closeout meetings for construction projects, fostering effective communication and collaboration among internal and external project team members and stakeholders.
  • Verify schedules and ensure adherence to project plans and timelines, both internally and with external resources, to meet project objectives efficiently.
  • Assist with preparing technical evaluation reports for clients explaining existing conditions and repair/rehabilitation recommendations. 
  • Prepare written correspondence with clients and contractors, maintaining clear and professional communication throughout the project lifecycle.
  • Ability to adapt and use new technology and or construction management programs and CRM tools.
  • Maintain organized records, files, photos, drawings, and other essential project data ensuring that they are appropriately filed within the company’s systems for easy accessibility and future reference.
  • Perform other duties as related to the position as assigned by the firm, demonstrating flexibility and adaptability to contributing to the overall success of the team.
  • Ability to understand and work with spreadsheets, calculations, and forecasting.
  • Work closely with the team to understand the scope of work, budget, goals, deliverables, and timelines to ensure project success.
Field
  • Conduct field evaluations, document existing conditions, perform field testing, create photo records, and create field-sketches. Observe/track repair construction work in progress to ensure compliance with project specifications.
  • Record accurate field measurements and track quantities throughout the duration of the project.  
  • Proactively identify construction issues or defects and notify appropriate parties in a timely manner to help prevent possible project delays, unnecessary change orders, or cost overruns.
  • Understand and be able to convey investigation reports and bid documents, including drawings and technical specifications, to contractors to ensure accurate interpretation and implementation of construction.
  • Be able to handle multiple jobs encompassing the building envelope, including, but not limited to, roofing, cladding, deck and balcony, and stair rehabilitation work.
  • Knowledge in wood, masonry, metal, and concrete construction methods, as well as current building envelope design standards and materials.
  • Be able to self-motivate and provide daily communication updates to managers and owners via email and or memos.
Office
  • Assist with preparation of design drawings/specifications and bid documents as needed.
  • Prepare written correspondence with clients and contractors, maintaining clear and professional communication throughout the project lifecycle.
  • Communicate project status and proactively address any issues or discrepancies that arise during construction.
  • Review and evaluate change orders, assessing their impact on the project scope, schedule and budget, and providing recommendations to the team lead/ senior management.
  • Review payment applications, including budget forecasting and verifying the accuracy of work completed and materials supplied by contractors.
Client Relations and Business Development
  • Participates in client meetings led by senior personnel, where active involvement is limited to taking meeting minutes, effectively communicating the meeting's agenda, and diligently following up with all stakeholders to ensure timely addressing of action items.
  • While working with senior staff, assist in planning, organizing, and running project meetings, effectively communicating project objectives, deliverables, and action items to all stakeholders.
  • Engage and seek networking activities and represent the company at events, seminars, continuing education presentations to promote the Falcon's presence in the industry.

SUPERVISORY RESPONSIBILITIES:
This position has no current supervisory responsibilities.



SALARY:
Estimated  range for this position is $70,000 to $110,000. The salary listed is an estimate and not guaranteed. The salary offered will vary based on experience, education, skills, abilities, and certifications/license


QUALIFICATIONS:

Education
  • Bachelor’s degree from a four-year college or university in Engineering, Architecture, Construction Management; or two-year technical trade school related to engineering, architecture, or construction; or relevant work experience.
Work Experience
  • A minimum of three years of experience in an architectural/engineering consulting firm, or construction industry such as general or specialty contracting services. 
  • Specific field experience related to construction administration and observation, with a focus on quality assurance/conformance with contract documents, building codes, and industry standards preferred.
Licenses & Certifications
  • Certifications: none required immediately; individuals who possess or are pursuing other industry-related certifications such as IIBEC building envelope or ICC building code certifications and or have goals of pursuing certification with progressive experience. Ideal candidates may be Engineers-in-Training (EIT) with future goal of Professional Engineer (PE) certification; architects in training working toward Registered Architect (RA) certification.
  • OSHA-10 Certification preferred.
  • Valid United States Driver’s License required, as this position requires travel to and from client sites.
Skills and other Requirements
  • Demonstrates an understanding of Construction Plans, Specifications, and Construction manuals.
  • Proficient written and verbal communication abilities.
  • Attention to detail and accuracy in project documentation and deliverables.
  • Strong project management, organizational skills, and ability to handle multiple projects concurrently.
  • Knowledge of building codes, regulations, and industry standards.
  • Ability to recognize typical building envelope, weather barrier, flashing and/or structural issues from visual site observations and report such findings in a technical style for presentation to clients.
  • Professional and courteous interaction with clients and colleagues.
  • Ability and flexibility to attend client meetings and events, as needed. Client meetings may fall outside traditional business hours as is common within the multifamily industry.
  • Flexibility to work overtime, occasionally as needed. Flexibility to adjust lunch hours based on project-specific demands.
  • Strong teamwork and collaboration skills, fostering a positive and productive work environment, along with the ability to work both independently and collaboratively with team members from various disciplines.
  • Ability to work in the field and to travel outside local areas as workload and projects when needed.
  • Efficient time management skills while adhering to and exceeding project budgets.
Bonus Skills (not required):
  • Ability to troubleshoot construction issues and installation details with contractors on-site. 
  • Familiarity with drafting software such as AutoCAD.
  • Familiarity with technical specification writing (such as CSI Masterspec or similar).
  • Experience with designing repairs and preparing design drawings, sketches, and specifications for real-world applications, with limited oversight.
  • Understanding of and ability to develop standard construction contract documents and specifications, such as AIA contracts and CSI MasterSpec specification sections.
  • Familiarity working with CAI (Community Associations Institute), Property Management firms, condominium associations, and/or HOAs within the multifamily sector of the industry.
  • Familiarity with transition studies, reserve studies, or other building/community assessments.
PHYSICAL DEMANDS:
Lifting
  • Must be able to lift and carry items weighing up to 40 lbs.
Height and Access Equipment
  • Safe operation and use of ladders, scaffolds, and other access equipment as required.
  • Ability to work safely at heights up to 10 stories and access attic spaces.
Outdoor Environment
  • Ability to work in diverse weather conditions, including but not limited to:
  • Temperatures above 85°F or below 20°F.
  • High humidity levels (above 90%).
  • Adverse weather conditions like snow/ice, rain, and wind.
Mobility
  • Extended periods of standing and walking, possibly on uneven or challenging terrains.
