PURPOSE OF POSITION
The purpose of this position is to perform general and preventative maintenance on all building systems and structures. This position is under the direct supervision of the Operations Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Performs routine and specialized maintenance duties involving troubleshooting, repair, and/or installation of equipment, fixtures, or building systems utilizing skills related to plumbing, electrical, painting, carpentry, metal fabrication and mechanical systems.
- Work includes painting, drywall repairs, plumbing repairs, door repairs, concrete work, carpentry and framing, minor electrical repairs, arena seat emergency repairs, etc.
- Completes work orders and documents activities, materials used, time spent, etc.
- Assists more skilled or specialized co-workers as assigned.
- Evaluates special projects.
- Service and up keep of arena equipment as needed.
- Estimates materials and costs.
- Monitors parts supply, inventories, orders as authorized, and cleans work area.
- Participates in project planning, design, and fabrication of various items for Family Arena.
- Acts a resource or lead for co-workers regarding assigned areas of specialization which may include technical advice or direction of trainees.
- Assists with contractor management for local projects.
- Required to take On-Call assignments as directed by HVAC Specialist.
- Participates in emergency snow removal detail.
- Must be able to operate Zamboni machine and be able to operate settings for building HVAC.
- Performs other duties as assigned.
- Position is not eligible to telecommute.
MINIMUM TRAINING AND EXPERIENCE REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS
- Education
- Requires graduation from a general or technical high school. An equal combination of education, experience, and/or training may be considered.
- Experience
- One to two years building maintenance experience desired. Experience in light industrial, commercial and/or apartment building complex desirable.
- Certifications
- Technical Certification with electrical experience preferred.
Must have and maintain a valid driver’s license and satisfactory driving record.

- Ability to use functional reasoning and apply rational judgment in performing diversified work activities.

PHYSICAL REQUIREMENTS
- Ability to operate equipment and machinery requiring monitoring multiple conditions and making multiple, complex and rapid adjustments, such as HVAC equipment, pumps, motors, a variety of controls, scales, volt/amp meter, thermometers, welders, torches, compressor, shop bench tools, humidistat, two-way radio, plumber’s tools, mechanic’s tools, carpenter’s tools and computer terminal.
- Ability to coordinate eyes, hands, feet, and limbs in performing movements requiring skill and training, such as assembling.
- Ability to coordinate eyes, hands, feet and limbs in performing movements required skill and training, such as assembling carts and equipment, making fine adjustments, and driving a vehicle, etc.
- Ability to exert moderately physically demanding work, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, crawling, lifting, carrying, pushing, and pulling.
- Ability to lift and carry 100 pounds.
- Ability to recognize and identify similarities or differences between characteristics of colors, shapes, sounds, odors and textures associated with job-related objects, materials and tasks.
ENVIRONMENTAL ADAPTABILITY
- Ability to work under often safe and uncomfortable conditions where exposure to environmental factors such as temperature variations, odors, toxic agents, machinery, electrical currents, disease and/or dust can cause discomfort and where there is a risk of injury.
