The Gardens of Cedar Rapids is currently seeking a skilled, self-directed and motivated Building Maintenance Professional. As part of our Maintenance Team, you will be delegated the administrative authority, responsibility, and accountability necessary for carrying out your assigned duties. Our Building Maintenance Professionals plan, organize, develop, and direct the overall operation of the Maintenance Department in accordance with federal, state, and local standards, guidelines, and regulations governing our facility, and as directed by the Executive Director, to assure that our facility is maintained in a safe and comfortable manner.
Position Responsibilities:
- Maintain building operational systems
- Ability to establish and maintain maintenance records and inventories of maintenance supplies/equipment and ensure all equipment is functioning appropriately
- Assure inventory and purchasing standards are followed
- Ability to perform various routine maintenance tasks utilizing painting, electrical, plumbing, carpentry, HVAC, and mechanical skills as is appropriate
- Monitor monthly operating expenses and ensure compliance with approved budget
- Responsible for the general maintenance of the grounds and building
- Develop and maintain a facility preventative maintenance program. This might include working with other department heads.
- Demonstrate attention to safety.
- Perform safety checks and follow up on safety hazards and work order completion
- Observe all facility safety policies and procedures including work responsibly to ensure personal safety
- Observe and comply with established infection control and universal precaution practices
- Ability to follow oral and written directions
- Come to work as scheduled and consistently demonstrate dependability and responsibility
- Assume accountability for all information contained in the Employee Handbook and all Policy and Procedure Manuals
- Accept and perform additional duties as assigned by the Executive Director in a cooperative manner
- Perform drives in the community bus for residents and tenants to and from appointments as necessary
- Other duties as assigned
Experience/Qualifications:
- High school diploma or GED
- Two years experience in building maintenance
- Experience with securing bids, selecting and supervising third party contracts
- Knowledge of maintenance building systems and grounds
- Knowledge and experience in HVAC system maintenance and repairs
- Experience in electrical and plumbing repairs
- Able to respond to emergency calls during off duty hours
- Ability to work independently
- Sensitive to the needs of the elderly
Compliance Requirements:
- Knowledge and compliance of OSHA, federal, state, corporate, and facility rules and regulations as well as policies and procedures
- Knowledge and compliance with state and federal tenant and employee privacy rules, regulations, and laws
- Knowledge and compliance with facility policies and procedures on tenant and employee privacy, dissemination records, and consents
- Demonstrate professional and courteous conduct with all customers - tenants, family members, visitors, physicians, co-workers, etc.
- Attend appropriate staff meetings/in-services as mandated by federal, state, and corporate standards
- Maintain a professional appearance and conduct and adhere to the department dress code
