Responsibilities:
- Successfully performs various community maintenance functions in a timely manner as assigned. Records activity in accordance with departmental procedures.
- Maintenance functions may include, but are not limited to:
Light Bulb Changes Caulking/ Painting
Emergency Pendants Fire Alarms: Minor Service
Lock Repairs Pool Maintenance
Install/Repair Window Coverings Preventative Maintenance
HVAC Repairs/ Filters Golf Cart Maintenance
Plumbing Minor Electrical Repairs
3. Responds to Member service requests and concerns in a timely manner in accordance with department procedures.
4. Troubleshoots, repairs, and installs all types of equipment and appliances.
5. Ensures working conditions are safe and safety rules are followed.
6. Performs on-call emergency service as required.
7. Reports any maintenance concerns for repairs on vacant units, apartments, club homes, health center areas and common areas to the Team Leader or Director.
8. Assists in keeping the grounds and common areas free of trash and debris.
9. Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of GPR.
10. Assists other staff members as needed.
11. Delivers various communications to members as needed.
12. Attends and assists in setting up for Member functions and activities as assigned.
13. Attends in-service meetings to keep abreast of changes in health, safety regulations, employee policies and emergency procedures.
14. Uses good judgment in determining needs of the company and in maintaining information delivery in conformance with recognized standards; and is expected to understand and follow all regulatory and facility policies.
15. Keeps current on all changes in their area of responsibility, particularly regulatory changes as they relate to CCRCs, skilled nursing, assisted living and other applicable maintenance related services as assigned.
16. Uses good judgment in determining the needs of Members and working with the different departments and in maintaining delivery of those needs in accordance with recognized standards; and is expected to understand and follow all regulatory and facility policies.
17. Maintains confidentiality of Members’ PHI (Protected Health Information) and medical records information as well.
18. Other various duties as assigned
Qualifications:
1. Must have at least a High School Diploma or equivalent. Specialized training, certification, licensure or schooling preferred. At least five (5) years of proven general maintenance experience in residential or commercial building operations including plumbing, minor electrical repair.
2. Valid Florida Driver’s License with good driving record required.
3. Proficiency in understanding of computer software and electronic devices as it relates to the job.

6. Excellent customer service skills.
7. Excellent organizational and time management skills.
8. Must be empathetic, enthusiastic and have an affinity for working with a diverse senior population.
9. Must be well organized and can work with limited direction, take initiative, and can plan and carry out responsibilities, organizing own schedule and duties to complete responsibilities.
