Key Areas of Responsibility
- Providing coverage and on-call duties during maintenance personnel absences at assigned communities
- Supporting and training maintenance staff members
- Ensuring adherence to established guidelines for maintenance activities
- Planning, scheduling, and conducting regular maintenance and repairs
- Inspecting and evaluating property maintenance facilities
Essential Job Duties and Responsibilities
- Assuming the role of the Maintenance Technician during vacancies or high workloads, as assigned by the supervisor
- Communicating regularly with supervisors, property managers, and community managers on work progress and upcoming tasks on each property
- Maintaining a safe work environment through engagement and leadership among team members
- Developing and implementing training programs for maintenance staff
- Keeping supervisors informed about property conditions, requirements, and challenges
- Contributing to the development and implementation of site-specific maintenance strategies to enhance resident satisfaction
- Overseeing and enforcing established preventative maintenance programs to maintain property condition and reduce operational costs
- Maintaining current certifications and licenses
- Supervising and training new maintenance employees on maintenance procedures
- Assessing vendor proposals for major projects and discussing outcomes with supervisors or property managers
- Providing temporary support on-site when needed due to maintenance staff shortages or other urgent situations
- Staying current on regulatory changes affecting property management operations
