The Roving Maintenance Technician is responsible for maintaining a high level of quality and efficiency for the maintenance operations within our residential communities, managed by The Goodman Group.
Key Responsibilities:
- Providing maintenance coverage and on-call duties in the absence of maintenance personnel at any assigned residential communities.
- Supporting and training maintenance staff.
- Planning, scheduling and/or conducting required or preventative maintenance.
- Inspecting and auditing property maintenance shop.
- Technical assistance.
- Other assigned projects to achieve objectives and goals.
Essential Job Functions, Duties, and Responsibilities:
- Stand in as the Maintenance Technician upon maintenance personnel vacancies and upon high project workload (this will be assigned by your supervisor).
- Communicate with Supervisor, Property Managers and Community Managers the status of present and future work on each property.
- Maintain a strong safety culture through appropriate employee engagement across full span of control.
- Provide mentoring, coaching and development of maintenance staff.
- Update the Supervisor(s) the physical status of each property. This will include each property's needs, functions, issues, and maintenance equipment.
- Support the deployment and execution of site level maintenance programs and processes to effectively increase resident satisfaction.
- Monitor, audit and/or conduct established preventative maintenance program tailored to each property, to include general building maintenance, fire prevention, and overall energy efficiency with special emphasis on monitoring utility costs.
- Keep up to date on all required certifications for self.
- Supervise and provide the training to new maintenance personnel in all aspects of maintenance, to include obtaining boiler licensing, pool certification, and A/C maintenance.
- Solicit and evaluate bids from vendors on major expenditures and review with the Supervisor or Property Manager.
- Act as hands-on working replacement on properties where an opening exists in maintenance or assistance is needed.
- Keep up-to-date on city, county, state and federal regulations that will affect the operations of physical plant operations.

Required Experience:
- Minimum of 2 to 3 years of maintenance experience in apartment maintenance repairs or a directly related field.
- Boiler's and/or CPO license required.
