Job Scope:
As the Director of Investments, you will be a critical member of the Investment Team, working to underwrite new residential acquisition opportunities throughout all targeted markets and managing the performance of our existing portfolio. The ideal candidate for this position will play an integral part in framing our current and future investment decisions.
Primary responsibilities include independently sourcing deal flow, capital partners, underwriting, analyzing, and presenting investment opportunities to investors, and lenders through extensive modeling and analysis. In addition, assisting in the management of due diligence and closing of transactions.
Duties and Responsibilities:
- Create detailed underwriting models to assess investment opportunities. Includes cash flow analysis, market studies, calculations of IRR and equity multiple, promote and waterfall calculations
- Prepare investment packages for discussions with internal investment committee, outside capital partners and debt sources.
- Maintain investment pipeline analysis and reporting
- Assist with due diligence on potential acquisitions and existing assets, both on site (travel required) and in the office
- Ability to work with internal departments, external vendors, and partners to prepare, compile and monitor the due diligence package that will provide for a professional and efficient closing of transactions
- Coordinate the collection and preparation of research data for new acquisitions, annual business plans, property hold/sell analyses, disposition plans and client requests.
- Maintain current market knowledge (i.e. supply/demand, regulatory, macro-economic conditions etc.) for existing markets and markets targeted for expansion of company’s portfolio.
- Monitor execution and performance of property and portfolio level strategies and initiatives.
- Validate and re-establish benchmark data for evaluating performance at the property and portfolio level
- Responsible for training and mentoring analysts
- Oversee the underwriting process and prioritize deal flow
- Assist in producing partner and lender required reports and correspondence
- Coordinate and provide necessary reports and documents pertaining to real estate taxes
- Ability to travel as required
Qualifications
Skills and Qualifications:
- Candidates should have 7 or more years of relevant multifamily real estate experience.
- Promote culture of collaboration and be willing to work cross-functionally to add value across the organization.
- Demonstrated success in closing multifamily housing real estate transactions.
- Strong financial analysis skills with the ability to underwrite and analyze acquisition, re-capitalization, and re-financing projects using Excel modeling spreadsheets and other tools.
- Deep understanding of key legal agreements, including leases, purchase and sale agreements, joint venture partnership agreements and loan documents.
- Ability to communicate effectively and succinctly, both verbal and written
- Meticulous attention to detail
- Strong computer skills, particularly with Excel
- Self-motivated with the ability to complete tasks as both part of a team and with limited supervision
- Ability to develop and maintain relationships through networking and involvement in industry events
- Proven ability of problem resolution for real estate investment assets.
- Ability to deduce, draw logical conclusions, and interpret information to assist in decision making
- Perform other duties as assigned
Salary : $120,000 - $135,000
