JOB SUMMARY:
To Manage, coordinate, schedule and monitor the maintenance, repair, construction and administrative
activities of Lead Maintenance Technicians, General Maintenance Technician II and General Maintenance
Technician I. This position may perform a wide variety of carpentry, HVAC, electrical, plumbing, equipment
and building maintenance and repair functions related to the care and maintenance of Hospital Authority of
Miller County facilities.
GENERAL REQUIREMENTS:
- Performs all job responsibilities in alignment with the mission and vision of the organization.
- Performs other duties as required and completes all job functions as per departmental policies and procedures.
- Maintains current knowledge in present areas of responsibility (i.e., self-education, attends ongoing educational programs).
- Attends staff meetings and completes mandatory in-services and requirements and competency evaluations on time.
- Wears protective clothing and equipment as appropriate.

WORKING CONDITIONS:

- All technicians are required to provide your own hand tools; be available for on-call as needed and must be able to respond to the facility in (1) hour or less.

JOB SPECIFIC COMPETENCIES:
- Ensure compliance with the requirements of the regulatory and accreditation agencies.
- Perform routine quality assurance inspections of work orders selected at random.

Perform daily quality assurance inspections of the facilities on a rotating schedule. These
inspections may be performed with Nursing/Department managers, Facilities Director, assigned
Maintenance Technician. All findings will be documented and appropriate work orders entered. -
Perform routine quality assurance inspection of preventive maintenance work orders selected at
random. - Ensure work orders completion rates are within the established Quality Assurance guidelines

Coordinate and communicate activities in cooperation with other facility departments and
services to ensure projects are carried out effectively with little disruption - Assist in the development of capital and operating expense budget
- Serve as subject matter expert and provide technical assistance to assigned technicians.

Participate in monthly staff meetings and coordinate safety and technical training sessions that
present material in a manner that fosters understanding and willingness to learn in others - Assists in controlling departmental overtime usage.

- Analyze trends and data to ensure systems and equipment are operationally sound.

EDUCATION, CREDENTIALS & EXPERIENCE REQUIREMENTS:
- Five years of general building maintenance experience
- Prior supervisory experience preferred.
- Education is equivalent to the completion of twelfth grade.
- Course work, training and demonstrated competency in at least five of these building trades:
- HVAC
- Electrical
- Plumbing
- Framing and Carpentry
- CMMS systems
- Building Automation Systems
- Drywalls replace, patch and repair
- Interior and Exterior Painting
- Flooring
- Window Operations and Repair
- Doors to include fire, smoke and control
- Locking Mechanisms to include Electronic Access Control
- Mechanical Systems (Medical gases, vacuums)
- Familiarity with tools
