What are the responsibilities and job description for the Resident Manager - Alder Apartments - Twin Falls, Idaho position at The Housing Company?
The Housing Company, a nonprofit organization, has an excellent opportunity for a motivated individual to fill the position of Resident Manager at Alder Apartments. This is an apartment community with 72 apartment homes and many amenities. The need for affordable housing is at an all time high and in this position you will provides an opportunity to help individuals who are in need in the community. This position will be 40 hours per week onsite and is located in Twin Falls, Idaho. This position will be compensated as $15.00 hourly with a unit and $17.00 without a unit.
Responsibilities in this role are the following:
General Management and Resident Relations:
- In cooperation with Regional Property Manager, effective and efficient daily on-site operation of the apartment community.
- Follow company policies for Resident Selection and implement the requirements of the company’s Management Plan as set forth in the company’s Operations Manual.
- Maintain occupancy at 95% or more.
- Adhere to budget, securing advance approval for any item purchased if project is over-budget in that spending category.
- Consistently market property through community outreach and establish strong relationships with other local service providers.
- Maintain current waiting lists to ensure rapid leasing.
- Market units immediately upon receipt of notice of intention to move, using advertising approved by Regional Property Manager.
- Maintain Telephone and Traffic Logs.
- Process annual income re-certifications within 60 days of expiration.
- Maintain positive tenant and public relations, notifying Regional Property Managers when tenant grievances are reported, or disruptions of any nature occur.
- Maintain current procedure manuals and forms.
- Accurately, timely and efficiently complete all responsibilities and requirements set forth in the Operations Manual and Admissions and Occupancy Manual.
Coordination of Maintenance:
- Working with Regional Property Manager and Maintenance Staff, make recommendations for property improvements.
- Maintain work policies that consider safety of self and others.
- Work with tenants to resolve complaints and maintenance requests.
- Clean vacated units with maximum of 4 hours spent without prior approval from Regional Property Manager for excessive cleaning.
- Monitor preventative maintenance and schedule preventative maintenance items with the maintenance staff as required in the Operations Manual.
- Coordinate external vendors, contractors, etc. and monitor the work to be completed, as well as time and materials used.
- Ensure all vendors/contractors have valid workers compensation and liability insurance and obtain form and W-9.
- Check with supervisor if a contractor is required and ensure that only approved contractors are used.
- Inventory and maintain a stock of required supplies and materials appropriate for the property and as approved by the supervisor.
- Report any maintenance problems to the Regional Property Manager.
- Maintain a clean property in good repair with positive curb appeal.
- Follow all company policies as provided in the Operations Manual in all aspects of maintenance.
Team Member:
- Participate in training, and stay abreast of regulations.
- Be an effective and contributing member of the team.
- Ensure effective and positive relationships with the management team, maintenance staff, tenants, vendors and community service providers.
- Perform ad hoc duties as assigned, at any property managed by The Housing Company.
Back up to Other Personnel:
- Perform duties of other staff when assigned.
- As maximum occupancy is achieved, additional cleaning duties may be added.
Qualification required for this role are the following:
- Requires excellent customer service skills, attention to detail and accuracy
- Ability to collect rents and fees and provide mathematically correct accounting
- Requires scheduling and follow-up
- Experience in property management is desired
- Knowledge of maintenance requirements and procedures and the ability to assist the Regional Property Manager with the preparation of project budgets
- Driving for company business may be a part of the job, therefore, a valid driver’s license and current auto insurance are required
