Our client, Willoughby Construction and Consulting, is hiring for an Assistant Project Manager.
We are a small family owned and team centered Commercial Construction General Contractor that specializes in renovating and building new Quick Serve and Fast Casual Restaurants and Retail Stores, and Tenant-Fit Out projects throughout the Mid-Atlantic and Southeast and expanding across the County. The ideal candidate must have experience in Restaurant Construction and Fast-Tracked Construction Projects. The position that we are looking to fill is for a 30% office, 70% field-based employee on a full-time basis.
The project manager needs to be able to conduct scope review meetings with subcontractors, get final pricing and work with the project team to make subcontractor selections.
We need someone that can come into a job and hit the ground running with quick serve, fast casual, retail remodeling and new construction. It must be someone that can successfully manage more than one fast turn around job with multiple subcontractors at a time. We are looking for an individual interested in a fast-paced job where each day has unique challenges.

Essential Requirements
- Minimum Educational Requirement: High School Diploma

- Must have their own reliable transportation
- Proficient in Microsoft products
- Proficient in the use of Bluebeam Revue and other construction-based software programs
- Strong ability to learn new software programs used in the construction industry
- Must be able to be a self-starter and able to learn, understand and produce work quickly
- Must be able to come up to speed with how things are done, jump in to the process and continue to develop processes and procedures that fit into and make better, processes, procedures that the company already has in place.
- Must be comfortable working in a high-pressure environment that doesn’t have formal, rigid methods and processes established. There is no manual for how to do the job.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Assist in the management of the bid process by supporting the analysis of blueprints/specifications, reviewing proposals/project requirements, and coordinating materials procurement under the direction of the Project Manager.
- Perform material and labor take-offs as directed.
- Support the review and certification of shop drawings in coordination with Design Professionals and subcontractors.
- Assist in ensuring compliance with corporate policies and federal/state laws while maintaining accurate documentation records and providing regular status updates to stakeholders.
- Aid in material requisition, submittal compilation, purchase orders, on-site job walk-throughs, change order requests, RFIs, pay application support, and preparation of close-out documents.
- Help organize and oversee construction procedures, ensuring tasks are completed on time and efficiently under the guidance of the Project Manager.
- Contribute to the planning of construction operations and schedule intermediate phases to ensure project deadlines are met.
- Support progress evaluations and preparation of detailed project reports; ensure project documents are complete, updated, and properly stored.
- Communicate job requirements to crews before work begins, emphasizing special needs of clients, as directed by the Project Manager.
- Assist in assigning daily tasks and determining needed equipment and materials for job completion.
- Relay client concerns or specific requests to the field supervisor to ensure client satisfaction.
- Promote and uphold the company’s values of quality and productivity in all tasks and communications.
- Support the review and understanding of commercial construction contracts, ensuring accuracy and alignment with project requirements.
- Assist with scheduling custom details and installations.
- Coordinate and monitor work schedules, ensuring tasks are on track.
- Help with ordering materials and tracking timely delivery for each job.
- Review job costs with the Project Manager to ensure profitability of projects and assist with the return of unused materials as necessary.
- Organize and maintain production job files in an efficient manner.
- Provide support and guidance to installation crews, helping ensure exceptional performance under the direction of the Project Manager.
- Assist in monitoring job installations and ensure they align with client satisfaction and contract terms.
- Enter job progress updates and notes into the company database accurately and promptly.
- Oversee project activities in collaboration with Service Technicians and Installers as directed.
- Stay informed about industry trends, company news, and developments, and share relevant updates with the team as needed.
- Promote and encourage the safe and efficient use of equipment, trucks, and trailers while fostering a culture of safety at all times.

SKILLS AND EXPERIENCE:
- Must have a with custom home building and remodeling, Commercial, Institutional and/or Industrial projects a plus.
- Experience preparing take-offs and estimates for change orders
- Advanced abilities in reading and interpreting plans and specifications
- Thorough knowledge of all aspects of construction (technology, equipment, methods, etc.) as well as an understanding of Company and industry practices, processes, and standards and their impact on project activities
- Contracting experience with local, state, and federal government is preferred
- Excellent verbal and written communication skills
- Capable of working independently as well as in a team environment
- Ability to present self in a professional manner and represent the company image
- Demonstrated track record of leadership and project success
- Ability to work in fast-paced setting
