Overview
The Property Accountant II is responsible for preparing accurate and timely financial statements. This position records all monthly balance sheet and income statement activity, using both Cash and GAAP accounting as required. The number of properties managed will be determined by various factors such as the complexity of the properties and portfolios, workload, accountant capacity, and other factors.
Key Responsibilities:
Accounting & Financial Reporting:
Prepare accurate financial statements and work papers according to the close schedule and templates.
Review monthly financial statements for properties to ensure timeliness and accuracy.
Ensure all necessary steps are taken to meet financial reporting obligations and stakeholder/owner needs.
Research and analyze financial activity variances and summarize financial status.
Monitor cash balances for properties and portfolios. Identify and report any cash shortfalls promptly. Assist with operating cash reserve requests.
Review and understand general ledger activities.
Work with other departments (including AP, Operations, and Asset Management) to resolve discrepancies and recommend accounting systems and procedures modifications.
Assist with the year-end audit and audit requirements.
Assist with special accounting projects.
Other duties as assigned.

Identify opportunities for process improvements and contribute to developing and implementing innovative solutions.
Adopt and utilize technology tools to enhance efficiency and accuracy in accounting processes.

Qualifications:
Bachelor’s degree (B.A.) in accounting.
Professional experience, preferably in accounting in a real estate environment.
Seeking or completing a Certified Public Accountant (CPA) is preferred, though not required.
Skilled in Microsoft Word, Excel, and Outlook.
Skilled in Yardi (or comparable general ledger software program).

Accounting Accuracy: Demonstrate accuracy and attention to detail in accounting tasks, with minimal errors in financial reports and ledger maintenance.
Operational Efficiency: Provide effective administrative and operational support, showing the ability to manage data entry and record-keeping tasks efficiently. Contribute to streamlining accounting processes to reduce discrepancies through effective collaboration and process improvements.

Salary : $76,000 - $85,000
