Summary
The ADOE is responsible for Leading a team of technicians to maintain the day-to-day upkeep of the facility as well as performing excellent customer service to all visitors and staff. Resolve issues and recommend disciplinary action as appropriate. Implement and schedule all property and equipment PM programs in compliance with company, local, state, and national codes and regulations. Ensure safety standards to guest and cast members. Protect the assets and maintain the campus in first class condition.
Essential Functions:
1. Managing ticketing systems/Hotsos as well as being hands on in repairing HVAC, plumbing, electrical, painting, and basic carpentry throughout the facility
2. Oversee all capital projects
3. Coordinate with outside vendors
4. Conducts equipment preventative maintenance procedures
5. Maintain inventory for equipment and supplies
6. Complete room/lobby inspections
7. Perform other maintenance duties as requested
8. Lead a team of hourly cast members by coaching, mentoring, motivating, empowering, removing obstacles and holding individuals accountable to overall job performance and adhering to all company policies and procedures
9. Oversee the maintenance engineering team performing daily preventative and corrective maintenance throughout the resort
10. Make productive and positive contributions to safety, service and departmental performance
11. Provide technical oversight and direction for the troubleshooting, repair, refurbishment, and show quality of the Aulani, A Disney Resort and Spa facilities assets, Forbes and Michelin Stars
12. Develop a high level of teamwork and cooperation among various departments and with all leaders while managing safety, regulatory compliance and productivity.
Qualification and Skills:
1. Minimum of 5 years management experience in a maintenance environment and a minimum of 3 years within a hotel maintenance environment.
2. Experience in facilities and/or kitchen maintenance. Demonstrated knowledge and understanding of electrical and mechanical systems.
3. Demonstrated ability to manage performance and hold team members accountable
4. Strong partnering, coaching and mentoring skills
5. Strong interpersonal, organizational and time management skills
6. Ability to communicate effectively within all levels of the organization, both verbally and in writing
7. Demonstrated ability as a team leader
8. Must be willing to work evenings, holidays, weekends and various shifts, as needed.
9. Organized and systematic approach to problem solving
10. Proven decision-maker with the ability to handle multiple tasks while under time constraints.
11. Ability to develop management reports, accurately report information, and deliver projects on time and use various office (MS Word, Excel and Outlook) and accounting programs
12. Strong customer satisfaction focus/perspective.
13. Experience in project process, development, and implementation.
14. Experience in financial management. Assist in creation and adhere to annual budget for department.
15. Assist with the compliance of local, state, and federal codes
16. Manage and coordinate all shift schedules including holiday, vacation, sick and emergency coverages
17. Perform tool and equipment inventory monthly
18. Respond to all emergency conditions such as fires, power failures, snow etc.
19. Clean all stations in Engineering, grease traps, plumbing stoppages and maintain an organized department and hotel.
20. Ability to read, write and speak English effectively with team, guests and hotel staff.
21. Requires a working technical knowledge of general building maintenance.
22. Incredible Customer Service & Excellent teammate skills.
23. Mastery level knowledge of one or more of the following areas HVAC, Electrical, Plumbing, Refrigeration, Mechanical.
24. Certifications highly recommended in one or more of the following: IEC, NECA, NIULPE, CFC, NATE, CCM, CSM, PMP, CPO, JOURNEYMAN, ETC…
Physical Demands
1. Must be available to be on call 24/7 – Nights and weekends preferred
2. Able to lift up to sixty (60) pounds
3. Able to walk, sit, and stand up to 10 hours
4. Capable of ascending ladders up to a height of thirty (30) feet
5. Fire Safety and Basic CPR/First Aid training (First Responds Team)
