Purpose / Objective The overall objective and purpose of the Director of Engineering position is to oversee preventative maintenance programs, repair and maintenance of mechanical systems and capital expenditures for all properties. Responsibilities include coordination and assessment for Chief Engineers of each property, budgeting and capital planning as well as monitoring actual results to budget. Areas of Responsibility Primary areas of responsibility include, but are not limited to the following: Oversee capital projects by assisting properties determining needs, both short term and long term capital planning (5-10 year scope). Develop and monitor preventative maintenance for building systems, renovations and capital improvement projects. Develops and oversees the preventive maintenance and repair work order processes and ensures property compliance with timeliness and quality standards Monitor property throughout the year through detailed property walks/checklists to ensure budgeted and emergency capital needs are met. Works collaboratively with all of the hotels to leverage resources, assets, and purchases; reviews requests for new supplies and equipment Conducts regular property walks, inspections, and tracks progress on major projects Provides direction and examples for interpreting and applying company policies and procedures to engineering activities Participates in the development of capital expenditure goals; manages projects as needed Monitors and critiques monthly property maintenance and utility P&L statements for areas of opportunity Ensures regulatory compliance to facility regulations and safety standards and maintenance and life safety systems; Prepares and submits reports required by state agencies Ensures the properties are ADA compliant Negotiates and reviews contracts as needed Ensures all maintenance and inspections are completed and registered required regulations. Works closely with the properties in environmental initiatives that will favorably affect expenses and benefit environment. Supports properties to ensure engineering scorecard are completed and actions taken as needed Reviews guest satisfaction surveys and identifies areas of improvement, ensures accountability for continuous improvement of results Communicates effectively to all relevant parties all priorities, initiatives and results within the Engineering Division Participates in all relevant audits to ensure alignment with the company and brand required standards. Trains, develops and leads regular communication with property Chief Engineers about continuing education and certifications that are required and/or necessary Ensures all relevant needed and mandatory training for the Division is in place In conjunction with the COO and General Managers sets annual Divisional goals for the properties In conjunction with the property General Managers, monitors performance of Chief Engineers and recommends actions as needed. Participates and provides feedback in the Performance Reviews of Chief Engineers. Follows up on the GP Engagement scores in the Division Proactively supports the search of leadership talent in the Division and actively participates in the selection process Knowledge, Skills, and Abilities (KSA’s) To perform this role successfully, an individual must have experience achieving desired result(s) in their areas of responsibility. Reports: Corporate Engineering Manager Minimum Qualifications Education, Certifications, Work Experience: Bachelor’s degree in Business or related training equivalent - required 10 years of relevant work experience in similar scope and title – required Experience within luxury brand/markets – required Experience in construction and mechanical systems – required Work Environment / Conditions The physical demands described herein are representative of those that must be met by an incumbent to successfully perform the essential functions of this job.
