ESSENTIAL JOB FUNCTIONS: Responsibilities: Corrective Maintenance Picks up, reviews, and performs resident service work orders according to Company Policy, and signs work order as to state of completion or status Performs all maintenance as required to prepare vacant units as needed or as directed by the Service Manager Performs all physical maintenance to buildings and equipment unless prior approval is given to use an outside contractor.
Preventive Maintenance Makes regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and major equipment Executes a preventive maintenance program in coordination with Service Manager Checks for appearance and cleanliness, structural cracks, excessive wear, faulty parts. Makes repairs or replacements, as necessary and with approval of Service Manager.
Emergency Maintenance Is on call for emergency duty when assigned Is familiar with power, water, gas turn-offs, clean-out traps, fire extinguisher, and fire hydrants Knows emergency telephone numbers (e.g. police, fire department, Service Manager, Property Manager) Follows all company emergency procedures as assigned.
Relationships: Maintains relationships with other staff members, working closest with other Maintenance staff Maintains relationships with current and prospective residents Maintains relationships with any contracted laborers working on Property Maintains relationships with other departments within the company, including accounting, construction, and development.
Other: Maintains all tools and equipment in Maintenance Shop in a serviceable condition and submits requests to Service Manager for any new tools or equipment needed Keeps inventory of and accounts to Service Manager for all tools and equipment belonging to community Reports all needed repairs to Service Manager Assists with other types of maintenance when necessary Attends all instructional classes conducted or promoted by management Assists Service Manager or other supervisor(s) with special projects, administrative tasks and other related work, and performs all other duties as required
QUALIFICATIONS: Experience/Other: At least one year of resident/commercial property maintenance or related industry experience preferred Must have a valid PA/NJ/FL driver’s license Must own a specified list of hand tools. EPA 608 and On call rotation.
Educational: High School diploma or equivalent, preferred Professional accreditation, CAMT preferred HVAC/CFC – certified Familiar with federal, state and local Fair Housing Laws.
CAPABILITES: Technical: Familiarity with HVAC systems, and various appliances, as well as a general knowledge of electrical, plumbing, and carpentry techniques Understanding of safety requirements and OSHA standards Ability to use standard tools and equipment necessary to perform duties Physical: Able to walk, stand, drive, climb, kneel, bend and visually inspect throughout the day Physical strength and ability to lift, carry and put away supplies, materials or equipment weighing up to 50 pounds Stamina sufficient to endure continuous physical effort including frequent standing, walking, bending, climbing, balancing, stooping, kneeling, crouching, crawling, reaching, and grasping. Able to endure working up to 10 hour shifts to perform duties as assigned in all kinds of weather, including snow shoveling and plowing and operating snow blowers Ability to work on heights, such as roofs, while utilizing ladders and scaffolding Ability to tolerate and work with chemicals used at the property for maintenance of apartments, pool and other facilities.
Skills/Abilities: Good oral communication skills Ability to understand and follow oral and written instructions Ability to speak rudimentary English Ability to read and write English at a 12th grade level Ability to pay attention to detail and focus on providing quality service Appearance compatible with the image of the Company and Property, including use and proper maintenance of company issued uniforms, equipment and tools.
