Are you up to the challenge?Defined Role: This position is responsible for the physical property, property appearance, work order completion, work order professionalism, adhering to our 24/7 White Glove Maintenance Policy, shop inventory, cleanliness, organization, ordering, work order turnaround times, unit make ready/turns, preventative maintenance, and minor construction or rehabilitation projects for an apartment community. Maintains all property grounds, common areas, community amenities, and pool areas. Required to be on call. Primary Responsibilities: (may include but not limited to)Provide maintenance services to residents and respond to service requests in accordance with our 24/7 White Glove Maintenance Policy.Document work performed within Rent Manager.Scheduling of vendors.Report to Maintenance Supervisor when units are ready.Assist Community Manager with employee performance evaluations and counseling as needed.Maintaining community pool.Daily communication with Maintenance Supervisor.Conduct routine daily inspections of property.Secure pool areas, check timers, and monitor electrical and motorized equipment for shorts or malfunctions. Assist with property emergencies, including emergencies arising due to hazardous weather conditions.May be required to run errands or make deliveries outside of the property.Any other job-related activities requested by immediate supervisor.Obtain bids and negotiate as needed.Preferred QualificationsKnowledge of appliance repair, plumbing, electrical, safety conscious, and light carpentryValid Driver’s LicenseReliable transportationHVAC, CPO, CAMT, EPA certificationsDependable and ability to work under pressureFlexible schedule-On call and weekend rotation2 Years of Multifamily experienceExceptional communication skillsSelf-motivated with strong time management skills, and attention to detailAbility to develop and maintain courteous and effective working relationships Ability to think both strategically and tacticallyExcellent problem-solving abilitiesAbility to multi-task Positive attitudeAbility to work independently on projects and collaborate as a team playerDemonstrates a positive attitude and always displays a friendly and courteous attitude towards residents and other team members. Must be able to pass a drug screen and background checkPhysical RequirementsThis position may include long hours spent walking, bending, lifting, climbing, reaching, and stretching.Extensive mobility and excellent physical condition. Ability to lift 100lbs necessary to install and remove appliances.Ability to operate necessary hand tools to make repairs.Ability to kneel, crouch, climb, crawl, walk across rooftops, etc. to reach items in need of repairs.Ability to drive to and from jobs sites.Tolerance to all extremes of hot and cold weather.Repetitive motion of hands, wrists, and elbows may be required. May be involved with occasional exposure to moving mechanical parts, fumes, toxic, or caustic chemicals, and the risk of electric shock. May be exposed to elevated noise levels.
