Job Title: Maintenance Technician 1- Part Time
Reports to: Facilities Manager
Effective Date: 1 March 2025
FLSA Classification: Non-Exempt
Location: On-site at 10 Hudson Street, does require travel to satellite properties. This is not a remote position.
Job Summary:
The Facilities Maintenance Technician is responsible for maintaining the day-to-day operations and to assume responsibility for maintaining the physical assets of The Light House facilities and properties under the direction of the Facilities Manager.
Primary Responsibilities:
- Assisting with maintenance issues in the area of HVAC, electrical, plumbing and appliance repair.
- Perform preventive, corrective, and/or breakdown maintenance on building systems and equipment.
- Light electrical (changing outlets, lights, etc.).
- Maintain lighting by ensuring all lightbulbs are in working order including emergency lighting.
- Light plumbing (leaky faucets, running toilets).
- Painting and drywall repairs.
- Perform additional minor repairs.
- Responsible for the completion of maintenance service requests as assigned.
- Perform misc. plumbing, electrical, painting and carpentry work to correct deficiencies.
- Assist and perform apartment turnover within 2 to 3 business days between tenants to ensure units are in compliance with all local, health, safety and building codes.
- Vehicle Fleet Maintenance - Maintain the Light House vehicle fleet: fuel levels, preventative maintenance (oil changes tire rotation), repairs
- Vehicle Fleet Maintenance - Responsible for taking vehicles in for maintenance and repairs when needed.
- Vehicle Fleet Maintenance - Maintain vehicle record books and ensure MVA paperwork is up-to-date.
- Coordinate vendor activities in vacant units as part of the turn over.
- Preserve the beauty of the building and safety of the community.
- Perform snow removal and grounds maintenance, etc. as needed.
- Assist in coordinating vendor work as needed.
- Completion of daily checklists
Secondary Responsibilities:
- Ensure activities always comply with applicable regulations (OSHA, Fair Housing, etc.)
- Perform daily clean-up and organization of maintenance area, tools and supplies.
- Maintain excellent team working relationships.
- Maintain constant vigilance for potential problems with equipment, systems, buildings and grounds.
- Move heavy furniture, equipment or supplies, either manually or with hand trucks.
- Work within expense and budget limits established.
- Maintain an inventory of equipment and supplies.
- Requisition supplies or equipment needed for maintenance duties.
- This job requires exerting 50 to 100 pounds of force occasionally, and/or 10 to 50 pounds of force constantly
- Other duties as required by business needs.
Required Skills/Abilities:
- Beginner to intermediate proficiency in HVAC, plumbing, electrical and appliance repair.
- Ability to understand interaction of equipment as part of a system.
- Demonstrated knowledge in the safe use, maintenance and care of tools and equipment related to building maintenance.
- Availability for emergency situations at the property.
- Personal, reliable transportation to get to work and to respond to work related emergencies.
- Excellent communication skills to express ideas clearly (verbal and written) and ability to work from verbal and written instructions, manuals and work orders.
- A sharp professional appearance.
- Basic computer skills and comfort using various software, apps and computer programs.
- An eye for detail and an obsession with getting things done right the first time.
- A service mentality.
Education and Experience:
- A minimum of one (1) year of directly applicable experience in building trades.
- An HVAC certification a plus
- Demonstrated experience of working independently is required.
- High school diploma required.
- Driver’s license required.
Physical Requirements:
Day to day physical needs will change, this position may require prolonged periods of sitting at a desk and working on a computer to lifting up to 50 pounds at times.
