A Day in The Life of a Maintenance Technician II
As a Maintenance Technician II, you execute a wide range of routine and preventative tasks involved with basic property maintenance such as interior and exterior painting, replacing lightbulbs, checking emergency lighting, and replacing filters. You also quickly respond to resident requests to repair entry gates/doors, sheetrock, electrical, plumbing, and appliances.
As you complete property maintenance, you always provide exceptional customer service. And you take pride in preparing apartments for new tenants. Each shift brings a combination of daily checklists, occasional tasks, and unexpected surprises. You love that you are never bored! And, most of all, you feel great about maintaining value and quality in the community.

Essential Functions:
- Performs HVAC repairs.
- Performs routine and preventative maintenance to the property.
- Interior and exterior painting
- Repairs such as sheetrock, electrical, plumbing, appliances
- Replace light bulbs and check emergency lighting
- Check and repair entry gates/doors as needed
- Completes assigned work orders in a timely and professional manner.
- Completes all make-ready maintenance to The Martino Group standards.
- Touch-up paint
- Replace light bulbs as needed
- Checks all appliances are functioning properly
- Completes the TMG Makeready Checklist
- Maintains property equipment.
- Replaces filters
- Repairs or replaces appliances
- Adheres to the Company’s safety program, policies and procedures.
- Completes 2 TMG University or other assigned pieces of training per quarter
- Participates in the Company’s training classes, as required.

Supervisory Responsibility:
This position has no supervisory responsibilities.
Work Environment:
While performing the duties of this job, the employee is frequently exposed to outside weather conditions and may be exposed to paint fumes and other fumes such as from cleaning supplies. The noise level in the work environment can be loud.
Position Type/Expected Hours of Work:
This is a full-time position, 40 hours or more per week. Hours of Operation are Monday - Friday, 8:00 a.m. to 5:00 p.m. Must be available for “On Call” rotation nights, weekends, and holidays.
Travel:
Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected.

Requirements
Required Education and Experience:
- EPA universal license
- 4 years of basic property/general facility maintenance experience
- Knowledge in all areas of property maintenance including plumbing, electrical, mechanical, and pool maintenance
Preferred Education and Experience:
- Prior painting experience
- Prior experience as a single- or multi-family maintenance experience
Additional Eligibility Qualifications:
- Satisfactory results from a drug screen, background, and MVR check.
- Must have a valid driver’s license
- Must have reliable transportation
- Be able to work with minimal supervision.
- Deadline and detailed oriented..
- Own basic hand tools, such as a hammer, screwdrivers, power drill, etc.

- This position is very active and requires standing, walking, bending, kneeling, stooping crouching, squatting, crawling, climbing, and going up and down stairs all day.

- Must be able to lift and/or move items up to 80 pounds without assistance.
