The Maintenance Superintendent will play a pivotal role within our organization, reporting directly to the Community Manager. Key Responsibilities
- Engage in maintenance initiatives, including routine inspections of all units, buildings, and communal areas.
- Schedule and delegate work order requests in alignment with maintenance priorities.
- Solicit bids for services and manage contractor engagements, including negotiations and comprehensive understanding of contractual obligations.
- Maintain an inventory of tools, machinery, and supplies, while adhering to budgetary constraints for purchasing.
- Keep meticulous records for logs, preventive maintenance schedules, warranties, inventories, and work orders.
- Execute essential maintenance functions such as light electrical and plumbing repairs, carpentry, painting, and custodial work.
- Ensure compliance with building codes and safety standards as prescribed by OSHA and other governing bodies.
- Respond effectively to after-hours emergencies as part of an on-call rotation.
- Collaborate with the Community Manager to facilitate unit turnover, ensuring readiness for new residents.
- Undertake additional responsibilities as required.
- Proficient mechanical and trade skills including carpentry, electrical work, and plumbing.
- Strong interpersonal and communication skills, with the ability to work collaboratively with residents and colleagues.
- Aptitude for following safety protocols and maintaining a safe working environment.
- Competency in utilizing a personal computer effectively.
- A minimum of 3 years of full-time maintenance experience is required.
- Experience in residential property management is preferred.
- Formal training or experience in carpentry, plumbing, electrical work, and air conditioning maintenance is essential.
- A boiler license is required where applicable, and familiarity with OSHA standards is mandatory.
- At least 2 years of supervisory experience is necessary.
- High school diploma or equivalent is required; further technical training will be considered advantageous.
- Current HVAC certification is essential, and a current CPO (Certified Pool Operator) certification is preferred.
