Key Responsibilities
Portfolio Oversight and Performance Optimization:
- Oversee a portfolio of retail and hospitality assets with a focus on maximizing Net Operating Income (NOI) and long-term asset value.
- Develop and implement comprehensive asset-level business plans, capital improvement projects, and expense management initiatives.
- Regularly review property performance against budgets and key performance indicators (KPIs), recommending strategies for improvement.
- Prepare and present asset management reports, including financial performance, variance analysis, leasing updates, and market trends to senior management.
- Conduct in-depth financial analysis to support decision-making, including cash flow modeling, valuation analysis, and return on investment (ROI) projections.
- Develop annual operating budgets and long-term financial forecasts for each asset in the portfolio, ensuring financial targets are met.
- Collaborate with the leasing team to develop and execute leasing strategies aimed at optimizing tenant mix and increasing rental income.
- Negotiate lease renewals, extensions, and new leases to maximize occupancy rates and rental yields.
- Build and maintain strong relationships with property managers, addressing concerns and ensuring high tenant retention and satisfaction levels.
- Work closely with property management teams to ensure efficient operations, including maintenance, repairs, and day-to-day management.
- Manage capital expenditure projects, ensuring they are completed on time and within budget while delivering value enhancements to the assets.
- Ensure compliance with local regulations, safety standards, and best practices in property management. Including Elevator permits, health and pool permits, and other governmental matters that arise at the properties.
- Annual management of property tax appeals to ensure all properties are assessed at values lower than their market worth.
- Franchise compliance with brand requirements, PIP’s and brand initiatives.
- Monitor market conditions, competitive landscapes, and operational risks to proactively identify and address challenges affecting the portfolio.
- Manage all insurance policies, making sure they are competitive and address all audit matters, as well as following up on claims that arise at the properties.
- Assist with the preparation of investor reports and presentations, highlighting portfolio performance, value creation, and potential future opportunities.
- Manage junior asset management staff, providing guidance on financial analysis, asset strategy, and reporting.
- Collaborate with acquisitions and finance teams to support underwriting efforts and the integration of newly acquired assets into the portfolio.
- Bachelor’s degree in Finance, Real Estate, Business Administration, Accounting or a related field
- Bilingual (English/Spanish). The company maintains an office in Guadalajara, Mexico to outsource administrative tasks, so Spanish fluency is required.
- 2 years of experience in asset management.
- Understanding of financial modeling, cash flow analysis, and real estate investment metrics (e.g., ROI, NOI).
- Experience in leasing strategy, tenant relations, and property management is preferred.
- Ability to oversee capital expenditure projects and manage budgets effectively.
- Strong communication and presentation skills, with the ability to interact with senior management.
