We're a Commercial Construction Company based just south of Houston, TX with 30 years of experience. We specialize in a variety of construction markets including Commercial, Retail, Restaurants, Industrial Warehouses, Aviation, Higher Education, and Medical / Healthcare projects throughout the greater Houston area.
Our team is in IMMEDIATE need of a Preconstruction Manager to lead our department and be based out of our HQ office. This role will play a crucial role in our strategic growth plans.

Compensation :
Base Salary : $120,000 - $200,000 depending on experience
Project / Performance Bonus Incentives up to $25k bonus

Requirements :
7 Years of Estimating / Precon experience working for a GC
College degree in a construction related field, or equivalent industry experience
Strong management & communication skills for effective preconstruction management
Must be proficient in the following software :
Microsoft Office Products (Excel, Word, PowerPoint, Publisher, Outlook)
Bluebeam Revu
Adobe Acrobat
Procore (Construction Management Software)
On-Screen Takeoff Software (Or similar)
Responsibilities :
Participate in Preconstruction Team meetings to analyze each project and the appropriate strategies
Participate in Bid Progress Review meetings with Estimating Department & President / CEO
Track tasks delegated to Bid Coordinator during Preconstruction
Assist in analyzing Risk Exposure for all projects
Perform detailed qualitative & quantitative takeoffs from construction documents
Perform logistic studies for general condition pricing
Create bid solicitations and send out RFP's to subs and vendors
Create, Send & Review conceptual budget packages with clients through Procore
Assist in managing Procore Bidding Sector (Documents, ITB's, Correspondences)
Log document all contract documents, addendums and supplemental information
Coordinate with Accounting with ordering insurance, bonds, and qualifications
Assist in coordinating with Operations / Accounting on contract templates if applicable
Develop & Maintain RFI's during Preconstruction with consultants & client
Maintain Bidding Spreadsheets, Leveling of Bids, Qualifications & Clarifications of Bids
Attend Mandatory Site Visits, Pre-Bid Meetings as required
Manage Design-Build or Hybrid Design-Assist Projects during Preconstruction process
Manage Consultants on dates / deliverables, constructability, cost-control, and "permit-ability" throughout the design process to bidding
Manage Tracking Design Progress on bi-weekly design progress reports if required
Assist VP & Accounting with preparing invoices & tracking payment
Assist in preparing & managing Preconstruction Agreements
Participate in Project Handoff Process from Preconstruction to Operations
Collaborate & Communicate with Operations during design development, bidding and hand off to assist in the manpower metrics & predict future needs
Collaborate & Communicate with Owner, Operations, Subcontractors during Construction process to ensure a successful and profitable project
