We're an established Multifamily General Contractor in the San Antonio, TX area that has been in business for 20 years specializing in building student housing, affordable housing, townhomes / duplexes, market rate apartments, and build for rent communities throughout Texas.
Our team is looking to make a long-term hire for a Preconstruction Manager to be based out of our headquarters office. This position is a Lead / Senior level role and is the foundation of our preconstruction department.
The ideal candidate will have a prior background as a Preconstruction Manager working for a GC or Developer / Builder with experience building ground-up apartments, senior living facilities, student housing, duplexes, and / or townhome communities.
Compensation / Benefits :
- Base Salary : $130,000 - $200,000 up to $20k bonus

Requirements / Skills :
College degree in a construction related field10 years of industry experiencePrior experience working for a GC and / or Developer Builder as a Preconstruction ManagerMust be highly experienced in Multifamily estimatingStrong management & communication skills for effective preconstruction managementMust be proficient in the following software :Microsoft Office Products (Excel, Word, PowerPoint, Publisher, Outlook)Bluebeam RevuAdobe AcrobatProcore (Construction Management Software)On-Screen Takeoff Software (Or similar)Job Responsibilities :
Participate in Preconstruction Team meetings to analyze each project and the appropriate strategiesParticipate in Bid Progress Review meetings with Estimating Department & President / CEOTrack tasks delegated to Bid Coordinator during PreconstructionAssist in analyzing Risk Exposure for all projectsPerform detailed qualitative & quantitative takeoffs from construction documentsPerform logistic studies for general condition pricingCreate bid solicitations and send out RFP's to subs and vendorsCreate, Send & Review conceptual budget packages with clients through ProcoreAssist in managing Procore Bidding Sector (Documents, ITB's, Correspondences)Log document all contract documents, addendums and supplemental informationCoordinate with Accounting with ordering insurance, bonds, and qualificationsAssist in coordinating with Operations / Accounting on contract templates if applicableDevelop & Maintain RFI's during Preconstruction with consultants & clientMaintain Bidding Spreadsheets, Leveling of Bids, Qualifications & Clarifications of BidsAttend Mandatory Site Visits, Pre-Bid Meetings as requiredManage Design-Build or Hybrid Design-Assist Projects during Preconstruction processManage Consultants on dates / deliverables, constructability, cost-control, and "permit-ability" throughout the design process to biddingManage Tracking Design Progress on bi-weekly design progress reports if requiredAssist VP & Accounting with preparing invoices & tracking paymentAssist in preparing & managing Preconstruction AgreementsParticipate in Project Handoff Process from Preconstruction to OperationsCollaborate & Communicate with Operations during design development, bidding and hand off to assist in the manpower metrics & predict future needsCollaborate & Communicate with Owner, Operations, Subcontractors during Construction process to ensure a successful and profitable projectJob Posted by ApplicantPro
