Corporate Property Manager Job Summary
The Corporate Property Manager is responsible for providing recommendations to management regarding the maintenance, repair, and safety compliance of the physical plant, equipment, and grounds at both NBR Communities and other Northbridge Senior Housing and owned/controlled assets. The role includes managing site visits, supporting capital and operational budgets, assisting with TELS compliance, emergency preparedness, and service agreements, as well as contributing to large-scale capital projects. Additionally, the Property Manager will play a key role in human capital development by mentoring and supporting Maintenance Directors. This position is field-based and requires frequent travel.
Essential Job Functions
- Oversee and support NSH and affiliated assets, including primarily owned and controlled properties.
- Assist in initiatives related to asset utilization, development, acquisition, and disposition, addressing issues as they arise.
- Conduct regular community site visits (at least two per year) to all properties, ensuring compliance with operational and maintenance standards.
- Monitor community TELS utilization and compliance, using the TELS Dashboard and monthly scorecard reports to assess performance.
- Regularly survey communities to verify adherence to preventative maintenance programs and validate data through the TELS Site Visit tool.
- Generate specific TELS templates as needed and provide recommendations on TELS utilization to Senior and Regional Leadership.
- Assist in the development, implementation, and ongoing supervision of Community Emergency Preparedness Plans, reviewing their progress during site visits and remotely.
- Support the collection of capital project needs via the TELS platform.
- Assist in estimating and quoting costs for proposed capital projects and items.
- Support the execution of approved capital plans and address ad-hoc capital projects as needed.
- Collect and analyze data for the preparation and review of community budgets.
- Make budget recommendations based on site visit observations, operational reviews, and specific community needs.
- Support communities in ensuring budget adherence and tracking financial performance.
- Train and assist community staff in managing vendor service agreements in compliance with NBR’s policies.
- Assist with large-scale capital projects (e.g., community refreshes, flooring projects), ensuring timelines and budgets are met.
- Visit communities undergoing significant capital improvements to monitor progress and minimize operational disruptions.
- Attend project meetings and provide support to community teams to manage and minimize project impacts.
- Oversee smaller-scale capital projects and support planning for large projects, including developing project scopes and prioritizing competing needs.
- Lead and participate in Maintenance Director meetings (both in-person and virtual) to ensure alignment and best practices.
- Assist in the onboarding and training of new Maintenance Directors.
- Mentor Senior Maintenance Directors (SMDs) by sharing technical knowledge and providing direct support.
- Conduct joint visits with SMDs to enhance their skills and further their professional development.
Qualifications:
- Bachelor’s degree is strongly preferred; equivalent experience may be substituted for educational requirements.
- Proven experience working in a multiple community portfolio in a Property Management position.
- Minimum of 10 years of experience in the Senior Housing industry.
- Current Driver’s license with the ability for frequent travel.
- Adjust the site visit schedule based on community conditions, needs, and directives from Home Office or Regional teams.
- Maintain flexible work schedule to be available to address issues as they arise, responding to urgent needs if necessary.
- Ability to communicate effectively with residents, families, staff, community officials and the public.
- Demonstrate care and compassion to ensure that all internal and external customers consistently receive the highest quality of service.
- Ability to effectively engage with all levels of Northbridge leadership.
- Ability to prioritize assignments and requests to meet deadlines effectively.
