Under the direction of the Director of Operations, the General Superintendent is responsible for leading employees and managing the operations of a portfolio of projects in various phases of development and construction.
ESSENTIAL FUNCTIONS

Essential Functions Statement(s):
- Effectively manage all projects
- Provide project feedback to project management and Sr. level construction staff
- Monitor employee performance; take action as necessary to improve portfolio or asset performance
- Complete annual performance reviews and regularly communicate employee performance expectations and achievement
- Seek to build employees teams and provide motivation and direction as required
- Assist in new hire process for Construction field staff
- Ensure all NRP procedures are being accomplished; monitor project performance at both the micro level (following procedures, practices) and macro level (occupancy, income, collections)
- Perform regular project inspections (physical quality, operational, overall performance)
- Manage overall project portfolio scheduling; propose adjustments as necessary
- Support Construction staff as necessary on Sub-Contractor issues, vendor issues, and other operational duties
- Regularly meet with project staff and ensure that weekly scheduling and safety meetings are held• Coordinate training, project staff placement, and activities
- Initiate new programs, procedures or practices for construction team as directed
- Participate in senior level management meetings as required; initiate and participate in regional team meetings as required
- Act as Construction representative to coordinate activities and resolve issues with Management and Development representatives

- Maintain aggressive staffing levels while achieving the financial goals for each project
- Deliver accurate and timely feedback
- Perform a thorough inspection on each project verifying quality, project completion, and overall team success
- Perform other duties as required
SKILLS & ABILITIES
Education: Bachelor’s degree in Construction or Civil related field (Ex: Civil Engineering, Construction Management, Construction Engineering Technology) preferred or equivalent relevant experience
Experience: Minimum of 10 years of experience managing the construction of multi-family projects with stable employment history and proven record of accomplishment. Knowledge of site work, utility infrastructure, structural building, mechanical and interior finishes required.
Technical Skills:
- Proficient in MS Word, Excel, Outlook and MS Project
- Effective oral communication and writing skills
- A solid understanding of construction principles and techniques
- Ability to problem solve, forward think and plan ahead
Other Requirements:
• OSHA 30 hour certification• First Aid-AED training• Valid Driver’s License
