The O'Neill Group is actively seeking a highly skilled and proactive Land Use, Zoning, and Planning Project Manager to join our growing land use and real estate development team at our Hackensack, NJ office. This role is essential in driving the development process, guiding projects from initial concept through to completion while ensuring adherence to legal standards and municipal requirements.
As a Land Use Project Manager, you will play a critical role in the design and legal coordination with various stakeholders, including municipal boards, consultants, and internal teams, to ensure smooth progression and timely approvals for our development projects. This position offers an exciting opportunity to source, contribute, and assess transformative projects that impact local communities while navigating complex zoning and planning challenges.
Key Responsibilities:
- Lead and manage all phases of land use, zoning, and planning projects, including initiation, planning, execution, monitoring, and closure.
- Serve as the primary point of contact between consultants, municipal boards, and stakeholders, facilitating the approval process for various projects.
- Prepare, present, and defend detailed project application reports to municipal administrations, planning boards, municipal councils, and community groups, ensuring transparency and effective communication throughout.
- Represent The O'Neill Group at public meetings, workshops, and discussions related to project planning; occasionally lead these sessions to gain community and regulatory support.
- Provide expert guidance on zoning, land use, SEQRA (State Environmental Quality Review Act), and other regulatory compliance matters.
- Collaborate with legal teams, architects, engineers, and consultants to align project goals with local regulatory standards and community expectations.
- Strategically manage the sequence of project review processes and maintain an overview of key municipal players to streamline and expedite project approvals.
- Advise on complex matters such as tax assessment challenges, and property tax implications for development projects, and negotiate redevelopment agreements as needed.
- Conduct in-depth zoning analyses for site acquisitions and draft development agreements to facilitate construction.
