Reports to: General Manager of Property
The Operations Manager is responsible for the overall repairs and maintenance of the Center. The OM serves as an assistant to the General Manager and may be left in charge upon occasion.
Qualifications:
Education
- College Degree or equivalent experience
EXPERIENCE
- Previous experience in the maintenance field
- Previous managerial experience preferred

- Good communication skills; both verbal and written
- Ability to take responsibility and delegate to others
- Strong mechanical/constructional background
- Computer knowledge required –Word and Excel
- Bilingual - English and Spanish
Responsibilities:
- Supervise and coordinate work activities of maintenance personnel and contractors
- Conduct on-going training
- Assist manager in staff meetings
- Schedule maintenance staff with GM approval
- Submits work to contractors for bids
- Monitor and follow-up of on-going/completed work
- Assign workers their duties/responsibilities, and inspects work for conformance to quality standards
- Maintain control of all maintenance and asset inventories
- Promotes teamwork and employee moral
- Coach and counsel employees to encourage a positive attitude, and correct negative behaviors when necessary
- Completes performance evaluations with General Manager approval
- Reports all maintenance repairs to General Manager
- Maintains all maintenance logs; heating, ventilation, & air conditioning (HVAC) and Federal Material Safety & Data Standards (MSDS)
- Assist General Manager in interviewing prospective employees
- Inspects property daily to ensure standards
- Thorough knowledge of emergency procedures & implementation
- Conduct training of all new employees
- Assist General Manager in soliciting bid summaries as projects arise & contracts expire
- Promote and practice safety standards at all times
- Inventory all supplies weekly and order accordingly within established monthly budgets
- Maintain a monthly commitment log of purchases and submit accruals to the AA prior to Corporate deadline
- Perform quarterly site reviews to re-enforce corporate standards
- Work with General Manager and Horizon Corporate in accomplishing requirements
