Requirements :

A DAY IN THE LIFE OF AN AREA MANAGER

As an area manager, you are responsible for the oversite of 4 communities in Denver, CO totaling 430 units. This position has an onsite office at one of the communities and will travel weekly to the other three for site visits. You will mentor and develop your team, as well as share responsibility for maintaining the physical asset and its performance. You will analyze budgets, income statements, lease expirations, and oversee renewals. You will audit vendor statements and perform property close out each month. You will approve renewals and recommend and oversee capital improvements with the assistance of our capital projects managers. You will act as the second line of contact to resolve escalated resident concerns.

You will be required to perform industry standard area manager duties, some of which include :

  • Weekly physical site visits to your assigned properties to ensure compliance of The Paskin Group's policies and procedures
  • Review and analyze all bid summaries for purchase of goods and services and monitor the vendors work, and guarantee accurate invoicing for all projects
  • You will assist the Vice President of Operations in development and monitoring of company policy, procedures, laws, and ordinances related to property management
  • You will recruit, interview, and identify team members by understanding and adhering to TPG's selection process policies, procedures and core values
  • You will train, coach, and mentor team members by providing ongoing feedback to team members as well as issue disciplinary actions.
  • You will foster a team environment by holding weekly team meetings and monthly one on one's with each Property Manager, establishing realistic goals, and fostering open communication.
  • As requested, you will assist with special operations such as due diligence, property acquisitions and / or support to other properties if needed.
  • Develop and maintain detailed property budgets and forecasts on property expenses and capital expenditures
  • Review financials at EOM for recommended reclasses and adjustments
  • QUALIFICATIONS FOR AN AREA MANAGER (AM)

    The AM is a leadership role, which requires a bigger-picture-view of the company. You will need to help plan and implement strategies that will allow each property to achieve yearly performance goals while operating efficiently. To do this, the AM should have a thorough understanding of the following :

  • 5 years minimum experience as a Property Manager
  • Required to maintain a regular schedule which may require working outside business hours, weekends and non- traditional holidays.
  • Able to troubleshoot problems when they arise and determine solutions promptly
  • Geographic : Understanding each property's market (Ex : Largest Employer, Market Conditions, etc)
  • Technology : Thorough knowledge of Realpage / OneSite – day to day use, back-end functions, reporting, implementation, etc.; various word processing programs like Microsoft Word & Excel
  • Financials : Review of income statements
  • Reputation : Regularly monitor the social media reputation of each property
  • Competition : Regularly monitoring the competition and / or new developments in each of the markets
  • Strategy : What will make us standout? Where do we need to be? How will we get there? (Simple and Measurable Goals)
  • Efficiency : Are our methods efficient? What areas can we improve and how?
  • PHYSCIAL REQUIREMENTS FOR AN AREA MANAGER (AM)

  • Must be able to walk the property which includes climbing stairs
  • Able to sit, bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies and stand for extended periods of time
  • Ability to lift, push and pull up to 25 pounds.
  • Writing routine reports and correspondence
  • Communicating effectively with prospective residents, current residents, co-workers, and vendors
  • Calculating figures and amounts such as discounts, interest, pro-rations, and percentages

    WORK SCHEDULE FOR AN AREA MANAGER

    This area manager position works a typical schedule of 40 hours Monday through Friday. We have a hybrid work schedule for this position that allows for two days per week work-from-home if business allows.
