Responsibilites:
- Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
- Establish rental rates and calculate overhead costs, taxes, depreciation, and profit.
- Advertise vacancies to attract residents, obtain referrals from current residents, and explain the advantages of location and services.
- Negotiate leases, secure contracts from residents, and collect security deposits.
- Collect rent, prepare an annual budget, schedule expenditures, and correct variances.
- Maintain properties by investigating and resolving resident complaints, enforcing occupancy rules, inspecting vacant homes and completing repairs, planning renovations, and contracting with landscaping.
- Secure property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
- Enforce occupancy policies and procedures by confronting violators.
- Prepare financial reports by collecting, analyzing, and summarizing data and trends.
- Reach organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value.
Qualifications:
- Ability to communicate effectively with property owners, vendors, and residents.
- Strong negotiating and interpersonal skills for handling conflict resolution.
- Familiarity with applicable local, state, and federal laws and regulations.
- High level of organization and attention to detail.
- Financial skills, such as budgeting, accounting, and analysis.
- Sound judgement and decision-making skills.
- Great customer service and team management skills.
- Experience in marketing and advertising for a similar brand.
