The Facilities Manager is responsible for the repair and maintenance of industrial washers, dryers, boilers, compressors and other equipment at The Point Laundry, located in Dayton, KY. The Facilities Manager diagnoses, rebuilds and repairs equipment, performs inspections and preventative maintenance of equipment, prepares and maintains records, and performs related tasks as assigned.
Principle Responsibilities:
- Maintain detailed knowledge of equipment operations, including commercial laundry equipment, HVAC, plumbing, electrical, and fire safety systems. Ensure that all equipment consistently runs at an optimal level.
- Troubleshoot, analyze and repair complex mechanical and electrical faults, identify mechanical problems, perform major and minor repairs to all equipment and facilities.
- Oversee a preventative maintenance program to optimize equipment lifespan and minimize downtime. Maintain maintenance logs.
- In collaboration with the Plant Manager, manage contracts and relationships with external maintenance vendors. Coordinate the services of outside contractors or vendors as necessary.
- Assist the Plant Manager in developing and managing the facility maintenance budget. Monitor expenses related to repairs, maintenance contracts, and supplies. Identify cost-saving opportunities and implement strategies to optimize budget utilization.
- Maintain the supply and storage room, order supplies, inventory all supplies, parts, etc.
- Ensure compliance with all safety regulations and procedures regarding chemical handling, machine operation, and workplace safety.
- Oversee the maintenance of the exterior facilities including trash removal. snow removal, lawn and yard care.
- Respond to emergency maintenance situations by being available during non-scheduled hours.
- Serve as backup driver for delivery trucks, make pickups and/or deliveries as directed.
- Other related duties as assigned.
Position Requirements:
For this position, candidates must be at least 18 years of age with a high school diploma or GED. A minimum of three (3) years prior experience as a Facilities Manager or advanced maintenance technician is required. Two (2) years technical schooling or certified training is preferred.
Candidates must possess a reasonable combination of knowledge, skills, and experience in the following areas:
- Mechanical, electrical, hydraulic, pneumatic equipment and systems
- Industrial controls
- PLC ladder logic
- Plumbing and HVAC
- Welding
- Knowledge of pumps, valves, gears, bearings, and lubricants
- Knowledge of OSHA safety regulations and compliance requirements
- Knowledge of and ability to read blueprints
Additional requirements:
- Must have a valid driver's license and an acceptable driving record as determined by an MVR check
- Must be able to pass a general background screening and pre-employment drug screening
- Must be able to physically stand, walk, crawl, climb, bend, reach, stoop, squat, and lift up to 60 lbs.
- Flexible availability and excellent attendance.
