What are the responsibilities and job description for the Capital Project Manager V position at The Port of Seattle?
Salary offers will be made within the posted range. Placement within the range will be determined based on your similar work experience. The Port considers work experience to be similar if the scope and level of responsibility of your prior positions match the job being offered.
As a Capital Project Manager V, you will direct and supervise the work of other project managers at the 3 or 4 level and manage all aspects of large complex tenant projects that may span a long period of time and be highly visible or politically sensitive.
You will assist the project delivery coordinator in coordinating with the Port and State of WA, and other outside agencies regarding permits, inspects, testing, and Certifications of Occupancy.
You will ensure timely access to various locations at the airport for site investigations.
You will monitor the evolution of design to ensure target budget is not exceeded.
You will monitor subcontractor outreach and pre-qualifications and any trade bidding that might take place prior to setting Guaranteed Maximum Price (GMP) or Maximum Allowable Construction Cost (MACC).
You will liaise with various stakeholders to ensure understanding and obtain buy-in for various project delivery methods. You will evaluate and present design phases and cost options.
You will perform supervisory responsibilities and provide leadership, mentorship, coaching, and training to tenant project managers on how to successfully deliver tenant projects.
You will direct project managers in the implementation / development of new or revised policies, procedures, initiatives, performance measures related to capital / tenant construction projects.
You will develop, negotiate and manage complex consultant contracts, budgets, schedules and phasing for design and construction.
You will represent the Port in negotiations with local, federal and state agencies, customers, tenants, or affected communities.
You will perform appropriate risk analysis and develop contingency plans for unexpected problems that can have a significant impact on assigned projects.
Who you are :
Experienced - You have eight (8) years of construction project management experience, and three (3) years of supervisory / lead / mentor experience including leading a project or process.
Desired - We hope you have a Bachelor's degree in Construction Management, Architecture, Engineering, Business Administration, or Environmental Science. We also hope you have any of the following certifications / licenses : Project Management Professional (PMP), Professional Engineer (PE), Registered Architect (RA), and Certified Construction Manager (CCM). We also hope you have some experience managing tenant projects.

What else you need to know :
Driver's License - You will need a valid Washington State Driver's License, or the ability to obtain one, is required in order to travel locally to project sites.
Work Schedule - Your normal work schedule will be Monday - Friday, 8 : 00 a.m. to 5 : 00 p.m. (40 hours per week). Slightly more flexible start and end times are available in this role.
Work Environment - This work will take place in a hybrid / in-office setting at Management's discretion.
Washington State Residency Requirement - Employees must establish a residence in Washington state within 30 days of their first day of employment and must maintain a residence in Washington State during their employment with the Port of Seattle. If a position is eligible to telework, work performed while teleworking must be performed in Washington State.
Security Requirements - As the successful candidate, you must pass a Transportation Security Administration (TSA) background check as well as a criminal history background check with the Federal Bureau of Investigation (FBI). Your employment will be contingent upon obtaining a Port of Seattle ID badge upon clearance. You will also be required to obtain a U.S. Customs and Border Patrol (CBP) Customs Seal within 30 days of hire.
