Full Time Property Manager Job Description
Position Summary:
Providence Group Management is seeking a qualified Property Manager to oversee a portfolio of commercial properties, primarily within the greater Charlotte market. Asset types may include retail, office, MOD, or flex industrial. This individual will be responsible for managing daily property operations, supervising a Property Management Assistant, and professionally representing ownership interests while maintaining strong tenant relationships.
Candidates must have experience managing retail, office, MOD, or flex industrial properties.
Essential Duties and Responsibilities:
· Work independently with minimal supervision. Take ownership of all projects and demonstrate initiative in addressing new challenges.
· Supervise, train, and foster a positive working environment with staff and service providers to achieve ownership goals.
· Manage multiple special requests with varying deadlines while maintaining routine workload responsibilities.
· Review and interpret lease agreements, ensuring compliance with general provisions.
· Contribute ideas and feedback during department or team meetings.
· Review and compile monthly financial reporting packages for property owners.
· Address tenant concerns, inquiries, and maintenance issues in a timely and professional manner.
· Collaborate with the Property Accountant to maintain appropriate cash balances and escrow accounts in accordance with client requirements.
·Maintain regular communication with clients, tenants, and team members to build positive relationships.
·Coordinate with other departments to ensure alignment between Property Management and Accounting in support of company objectives.
· Create and manage property operating budgets, reporting variances to owners as requested.
·Conduct routine on-site property inspections and coordinate required maintenance and repairs.
·Maintain property service contracts and solicit bids periodically to ensure value and quality.
·Prepare and update five-year capital expenditure plans for each property.
·Manage insurance claims and coordinate loss mitigation efforts.
·Conduct tenant move-in and move-out inspections.
·Review and approve all invoices using accounting software.
·Ensure timely and accurate completion of annual reconciliations in accordance with lease terms.
·Stay current on all accounts receivable (AR) and accounts payable (AP) for assigned properties.
Education and Experience:
· Bachelor’s degree.
· Minimum 5 years commercial property management experience preferred.
Knowledge/Critical Skills:
· Thorough understanding of commercial property management and accounting concepts.
· MRI Accounting Software experience preferred.
· AvidXchange, automated bill payment solutions experience preferred.
· Strong understanding of Microsoft Office.
· RPA or CMP designation preferred.
· Valid driver’s license and dependable transportation.
