Join Our Team as an Apartment Maintenance Specialist!
We are looking for a dedicated Maintenance Specialist to support our Maintenance Supervisor in preserving the essential integrity of our property. Your role is crucial in ensuring a safe and comfortable living environment for all residents, visitors, and staff. You will carry out assigned responsibilities safely, while also stepping up to assume full maintenance duties in the absence of the supervisor.
Key Responsibilities :
- Conduct all tasks in alignment with company policies, procedures, as well as state and federal regulations (including Lead Based Paint, ADA, Fair Housing, HAZCOM, OSHA, etc.).
- Maintain an up-to-date knowledge of relevant laws and EPA / OSHA regulations.
- Continuously monitor property conditions and take immediate action to rectify any unsafe situations.
- Regularly schedule and perform preventive maintenance on equipment as directed by the Maintenance Supervisor and Property Manager. Ensure all tools are well-maintained.
- Know the locations of all utility meters, apartment cut-offs, and sewer clean-outs.
- Keep work areas clean and adhere to all safety protocols.
- Secure storage areas when not in use.
- Diagnose and undertake minor or routine repairs in the following areas :
- Electrical and plumbing systems
- A / C and heating units
- Household appliances
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Various flooring types (tile, carpet)
- Roofing and gutter systems
- Lighting (interior / exterior)
- Ceiling fans and fireplaces
- Gas fixtures and appliances
- Doors, cabinets, windows, sliding glass doors
- Boiler systems (gas and electric)
- Locks and security systems
- Repairing ceiling leaks and walls
- Pool areas, including spas and furniture
- Assist with and coordinate necessary make-ready repairs and services. Work collaboratively with scheduling staff to meet project deadlines.
- Report major repairs and supplies needed to the Maintenance Supervisor before any expenses are incurred.
- Change locks and make keys as necessary.
- Assist in transferring heavy appliances and furniture to / from storage as required.
- Complete any other tasks assigned by the Maintenance Supervisor or other management staff.
