What are the responsibilities and job description for the Maintenance Technician, Residential position at The RMR Group?
The Maintenance Technician plays a vital role in ensuring the physical integrity of our property. This includes maintaining a safe, secure and comfortable living environment for residents, visitors and staff.
Responsibilities:
- We expect our Maintenance Technicians to conduct business in accordance with company policies and procedures, as well as all relevant state and federal regulations.
- They must be knowledgeable of pertinent laws and regulations, including those related to lead-based paint, ADA, fair housing, HAZCOM program, OSHA and others.
- Maintenance Technicians must be aware of the property's condition at all times and take immediate action to correct any unsafe conditions.
- Scheduling and performing routine preventive maintenance on equipment is also an essential part of this role, as directed by the Maintenance Supervisor and Property Manager.
- Maintenance Technicians are responsible for inspecting and maintaining tools in excellent condition, being aware of utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs, and performing work area clean-up and safety-related duties.
- They must ensure storage areas remain locked when not in use and diagnose and perform minor or routine maintenance or repairs involving electrical and plumbing systems, HVAC units, appliances, irrigation systems, stairs, gates, fences, patios, railings, tile, carpet and flooring, roofing, gutters and fasteners, interior and exterior lighting, ceiling fans and light fixtures, shutters, blinds, doors, cabinets, windows and sliding glass doors, door locks, PO boxes and locks, security systems, ceiling leaks, walls, pool areas, tile, hot tubs/spas, and pool furniture.
- Maintenance Technicians must also inspect and perform all needed apartment make-ready repairs and services in a timely fashion, report major repairs and needed requisitions to the Maintenance Supervisor prior to any expenditure of funds, change locks, rekey locks and make keys, remove and transfer heavy appliances and equipment from storage to apartments or vice versa, up and down stairs as necessary, assist in moving abandoned furniture and appliances to dumpsters when required, possess a valid driver's license, have basic computer skills and literacy, and communicate effectively verbally and in writing with residents and team members.
Qualifications:
- A high school diploma or GED equivalent is required.
- A minimum of 2 years' experience in maintenance property management is preferred.
- EPA Universal Certification is mandatory.
- CPO Certification is highly valued.
- Maintenance Technicians should be able to earn future designations as required by industry standards, EPA regulations, OSHA requirements and other applicable laws.
- Strong knowledge of carpentry, electrical, plumbing and other trade information is necessary for daily operations.
- Effective communication and problem-solving skills are essential for success in this role.
- Maintenance Technicians must be able to work in a fast-paced environment, multitask and meet deadlines, be team-oriented, maintain a professional appearance and manner at all times, and may be required to work extended periods without relief during emergency situations.
- They must be able to safely lift objects weighing at least 50 pounds and climb ladders and stairs.
