Position Summary

The Director of Property and Equipment - Orange County will develop and implement a comprehensive property management strategy aligned with The Salvation Army's mission, covering property lifecycle management from acquisition and development to maintenance and disposal to optimize asset utilization.

Responsibilities include building strong vendor and contractor relationships, negotiating contracts, overseeing project quality, and ensuring compliance with regulations and standards.

The role involves collaborating with finance to develop and manage budgets for property and equipment, forecasting needs, allocating resources, and analyzing financial data to guide decisions that maximize resource efficiency.

The Director of Property and Equipment - Orange County will promote a culture of safety and sustainability by implementing energy efficiency, waste reduction, and environmental stewardship practices while ensuring staff training and compliance with safety standards.

As a strategic advisor to the leadership team, the Director of Property and Equipment will provide property and equipment insights, requiring strong leadership, strategic thinking, excellent communication, and expertise in property management.

Essential Functions

Asset Management:

  • Oversee the acquisition, maintenance, and disposal of properties and equipment to ensure optimal utilization and efficiency.
  • Develop and implement long-term strategies for property and equipment management, aligning with organizational goals.
  • Prepare and manage budgets for property and equipment maintenance, repairs, and upgrades.
  • Lead and mentor a team of property, equipment management and maintenance professionals, fostering a collaborative and high-performance work environment.
  • Ensure all properties and equipment comply with relevant regulations, safety standards, and organizational policies.
  • Negotiate and manage contracts with vendors and service providers for maintenance and repair services.
  • Prepare regular reports on the status and performance of properties and equipment, providing insights and recommendations to the Director of Business.
  • Identify and mitigate risks associated with property and equipment management, including safety hazards and financial risks.
  • Implement sustainable practices in property and equipment management to reduce environmental impact and enhance efficiency.
  • Develop and maintain a repository for records related to The Salvation Army's Orange County asset portfolio in compliance with The Salvation Army's document retention policies
  • Space Planning:
  • Develop and implement efficient space planning strategies to optimize the use of office space and enhance productivity.
  • Ensure that workplace design incorporates ergonomic principles to promote employee health and comfort.
  • Oversee the aesthetic aspects of workplace design, ensuring that the environment is visually appealing and aligns with the organization's brand and culture.
  • Coordinate the integration of technology into the workplace design to support modern work practices and enhance connectivity.
  • Implement sustainable design practices to reduce environmental impact and promote energy efficiency.
  • Design and create collaborative spaces that encourage teamwork and innovation.
  • Develop flexible workspace solutions that can adapt to changing organizational needs and support various work styles.
  • Ensure that workplace design complies with all relevant building codes, safety regulations, and accessibility standards.
  • Focus on creating a workplace that supports employee well-being, including access to natural light, green spaces, and wellness facilities.
  • Project Management:
  • Oversee workplace design projects from conception to completion, managing timelines, budgets, and stakeholder expectations.
  • Develop detailed project plans, including timelines, budgets, and resource allocation.
  • Monitor and control project costs to ensure the project stays within budget.
  • Create and manage project schedules, ensuring timely completion of all project phases.
  • Allocate and manage resources, including labor, materials, and equipment.
  • Identify potential risks and develop mitigation strategies to minimize impact on the project.
  • Ensure that all construction work meets quality standards and complies with relevant regulations and codes.
  • Maintain clear and effective communication with all stakeholders, including clients, contractors, and team members.
  • Oversee the negotiation and management of contracts with subcontractors and suppliers.
  • Supervise construction sites to ensure safety, efficiency, and adherence to project plans.
  • Address and resolve any issues or conflicts that arise during the construction process.
  • Maintain accurate project documentation, including progress reports, change orders, and compliance records.
  • Implement sustainable construction practices to minimize environmental impact.

Fleet Management

  • Oversee the maintenance and repair of all vehicles to ensure they are in safe and optimal working condition.
  • Manage the acquisition and disposal of fleet vehicles, ensuring the fleet meets the organization's needs and budget.
  • Ensure all fleet operations comply with relevant regulations, including safety standards and environmental laws.
  • Develop and manage the fleet budget, including costs for fuel, maintenance, and vehicle replacement.
  • Implement and utilize fleet management software to monitor vehicle locations, usage, and performance.
  • Identify and mitigate risks associated with fleet operations, including accidents and vehicle breakdowns.
  • Prepare regular reports on fleet performance, costs, and compliance, providing insights and recommendations to Director of Business
  • Implement practices to reduce the environmental impact of the fleet, such as using fuel-efficient vehicles and promoting eco-friendly driving habits.
  • Collaborate with The Salvation Army - Orange County Officers and Program Directors regarding their property and equipment issues; offer guidance and assistance as requires
  • Perform other duties as assigned by the Director of Business.

PAY RATE: $100k-$110k/yr.

Working Conditions

Ability to walk, stand, bend, squat, climb, kneel and twist on an intermittent or sometimes continuous basis. Ability to grasp, push, pull objects such as files, file cabinet drawers, and reach overhead. Ability to operate computer, fax and telephone. Ability to lift up to 40 lbs.

Minimum Qualifications

  • By virtue of its direct contact with, and representation to people who engage in The Salvation Army programs, people who demonstrate an understanding of The Salvation Army's Christian mission are required for this position
  • Bachelor's degree in Facilities Management, Business Administration, Engineering, or equivalent professional level experience (minimum of 10 years of experience in property and equipment management, with at least 5 years in a leadership role) required, a Master's degree is preferred.
  • Driving Test and clean MVR check required
  • If working in vicinity of children a criminal background check is required with certification for Protect the Mission policies and procedures.

Skills, Knowledge & Abilities

  • Proficiency in property management software and tools, as well as a strong understanding of maintenance and repair processes.
  • Proven ability to lead and manage a diverse team
  • Experience in budget preparation and management, with the ability to analyze financial reports and make data-driven decisions.
  • In-depth knowledge of relevant regulations, safety standards, and compliance requirements, including OSHA and other environmental regulations.
  • Ability to develop and implement long-term strategies for property and equipment management.
  • Knowledge of sustainable practices and the ability to implement environmentally friendly initiatives.
  • Familiarity with California state law regarding asbestos, lead and other hazardous materials, and be able to identify and take steps to remediate them.
  • Able to function in a fast-paced, frequently changing environment.
  • Proficiency with Microsoft Office Suite (i.e. Outlook, Word, Excel, PowerPoint, etc.)
Qualifications

Experience
