Job Summary
Leases and acquires real property for use by the School District. Provides property
management services including the lease or acquisition of property for educational or
general administrative purposes. Surveys prospective sites for District use, inspects
buildings for conformance to city building and fire codes, as well as zoning, and related
ordinances, and applies for necessary licenses and zoning permits. Confers with
property owners, church boards, community groups and governmental officials in the
negotiation of purchase and lease agreements, and oversees the functions of the office,
includes monitoring leases, reviewing lease and utility payments, and preparing Direct
Expenditure Requisitions.
Essential Functions
- Conducts surveys of properties proposed for use as administrative, instructional or day
care facilities to see if they provide adequate accommodations to meet proposed lease
or purchase needs; notes, on appropriate forms, the essential features and description
of the property; surveys area adjacent to building to evaluate its accessibility to public
transportation and proximity to other schools where appropriate.

unsafe conditions; discuss findings with owners or their agents and discusses means

attempts to obtain the most favorable conditions based on the School District's degree
of need; applies standard formulas to develop monthly rental proposal for submission

administrators regarding possible sites and leasing terms and to discuss problem
situations.
serves as a liaison between property owners and occupants; responds to complaints
regarding the condition of leased facilities; investigates reports by on-site administrator
of deficiencies such as lack of heat, water, or electricity; initiates corrective action by
contacting owners or their agent; tracks problems to insure swift resolution and
continued compliance with approved standards; complies information from inspections
and prepares a variety of reports to document inspection activities.

Demonstrated knowledge of :

o the applicable laws, guidelines, regulations, and reporting requirements relating
to land title work and real estate transaction.
