Role Description
- The Facilities Maintenance Technician is responsible for the overall maintenance of The Servant Center’s properties located at 1417 Glenwood Avenue, 1305 Glenwood Avenue, 1205 and 1207 Lexington Avenue, and 1915 Boulevard Street, as well as any other facilities occupied by the Servant Center’s staff and clients.
Essential Functions
The Facilities Maintenance Technician will be responsible for the following job duties and responsibilities:
- Working with the Director of Housing Services and the Director of Marketing and Development (manages volunteers) to ensure all buildings are cleaned and maintained on a regular basis.
- Manage facility maintenance using a work order system.
- Regularly investigates the condition of buildings, equipment, and grounds, and applies preventative measures to reduce the risk of future problems or safety hazards.
- Perform ongoing facility maintenance and complete repairs to buildings or equipment, including issues with plumbing, heating, and wiring, HVAC, etc.
- Maintains the grounds, including equipment for mowing, landscaping, and scraping parking lots and walkways during ice and snow.
- Interpersonal skills to interact with employees, and or residents of the building in a pleasant manner, including vendors, inspectors, volunteers, and guests.
- Ensures we maintain a regular pest control contract and deal with any pest issues.
- Works with Volunteer Coordinator to determine volunteer opportunities and work with volunteers on facility projects including gathering needed supplies for the projects.
- Responsible for maintaining TSC facilities to remain in compliance with City, GHA, HUD, NCHFA, VA, and other federal, state, and local facility requirements.
- Conducting quarterly emergency drills in accordance with VA, City, NCHFA, and other federal, state, and local requirements.
- Is responsible for turning over apartments, including painting, cleaning, and fixing broken equipment within 14 days.
- Maintain the vehicles including tire changes, oil changes, getting repairs made; as well as ensuring inspections are current.
- Responsible for keeping a facility operating and repairing any problems when they are discovered before they have a chance to worsen.
- Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair.
- Painting the building when old paint has become faded or chipped.
- Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked

Qualifications
Qualifications include:
- Education: High School Diploma
- State Issued Driver’s License
- Skills: Two years’ experience maintaining facilities/buildings, HVAC/Plumbing, and Electrical Systems.
- Experience in managing a large facility, supplies, and inventory systems.
- Experience using a work order system.
- Experience working with vendors, contractors, and inspectors.
Working Conditions
May occasionally work in temperatures above 100 degrees and below 32 degrees.
May occasionally walk on slippery or uneven surfaces.
Will climb ladders.
Physical Requirements
Ability to continuously stand or walk.
Ability to bend, squat, climb stairs and lift frequently.
Ability to lift up to 75 lbs. occasionally.
Ability to manipulate small hand tools.
Climb up and down a ladder.
Ability to lift up to 50 lbs. frequently.
